NOTICE is hereby given that the Native Land Court and the Maori Land Board will sit at Ruatoria on Tuesday, the 25th June, 1946, or as soon thereafter as possible, to hear and determine the matters in the Schedule hereunder.

CROWN LANDS NOTICE

Land in Canterbury Land District for Lease

District Lands and Survey Office,
Christchurch, 4th June, 1946.

NOTICE is hereby given that the undermentioned section is open for lease under the Hanmer Crown Leases Act, 1928, as amended by the Land Laws Amendment Act, 1944, and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 p.m. on Monday, 8th July, 1946.

Applicants should appear personally for examination at the District Lands and Survey Office, Christchurch, on Tuesday, 9th July, 1946, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, and lease fee.

SCHEDULE

CANTERBURY LAND DISTRICT.—TOWN LAND
Amuri County.—Lyndon Survey District.—Subdivision of Sections 8 and 9, Block I, Hanmer Township

Lot 5: Area, 32·3 perches. Annual rental, £3 16s.

This section is situated in the Hanmer Township fronting Scarborough Terrace, and comprises a good building-site in close proximity to the post-office and the school.

Term of lease: Twenty-one years, with perpetual right of renewal at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

A condition of the lease is that buildings to the value of £500 must be erected on each section within twelve months.

No person may hold or acquire more than one section for the same purpose, but any person who is already the holder of or who acquires at this offering a section for the erection of business premises thereon may acquire a further section for residential purposes, or vice versa.

Special Conditions

(1) A sewerage system to embrace, inter alia, the section now offered will be installed by the Crown as soon as possible, and lessee will not be permitted to install septic tanks.

(2) The lessee will be required to pay a proportionate amount (to be determined by the Crown) of the cost of installing the sewerage system, such proportionate amount being payable in cash or by annual instalments not exceeding £10. Lessee will have to bear the whole cost of connecting this section with the system.

(3) The lessee will be required to meet an annual charge (to be determined by the Crown or the local body) for the maintenance of the sewerage system as soon as it is functioning.

(4) The right is reserved to the Crown and the local body to enter upon the section and to do all that is necessary for the construction and the maintenance of the sewerage system.

Discharged servicemen or the wife or widow of a discharged serviceman of the recent war have preference over all other applicants.

Form of lease may be perused and any other particulars required may be obtained at the office of the undersigned.
