CROWN LANDS NOTICES.

Town Land in Auckland Land District for Selection on Renewable Lease.

Auckland District Lands and Survey Office,
Auckland, 12th February, 1941.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the Auckland District Lands and Survey Office, Auckland, up to 11 o'clock a.m. on Monday, 24th March, 1941.

Applicants should appear personally for examination at the Auckland District Lands and Survey Office, Auckland, on Wednesday, 26th March, 1941, at 10.30 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year's rent, broken-period rent, and lease fee.


SCHEDULE.

AUCLAND LAND DISTRICT.—TOWN LAND.

Taumarunui Borough.—Taumarunui Native Township. SECTION 4, Block XXX : Area, 3 roods. Capital value, £95 ; half-yearly rent, £2 7s. 6d.

A level section in grass on the Taupo Road (tar-sealed), one mile and a half from Taumarunui Post-office and Railway-station. Section is suitable for a residence-site, and water and electricity are available.

Land in Auckland Land District for Selection on Optional Tenures.

Auckland District Lands and Survey Office, Auckland, 10th February, 1941.

NOTICE is hereby given that the undermentioned property is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the Auckland District Lands and Survey Office, Auckland, up to 11 o'clock a.m. on Monday, 24th March, 1941.

Applicants should appear personally for examination at the Auckland District Lands and Survey Office, Auckland, on Wednesday, 26th March, 1941, at 10 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce documentary evidence of their financial position and farming experience.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year's rent, broken-period rent, lease fee, deposit in reduction of weighting for improvements, and mortgage costs.


SCHEDULE.

AUCLAND LAND DISTRICT.—SECOND-CLASS LAND. Otorohanga County.—Pirongia Survey District. SECTIONS 8 and 13, Block XV : Area, 439 acres 2 roods 39 perches. Capital value, £300. Deposit on deferred payments, £10. Half-yearly instalment on deferred payments, £9 8s. 6d. Renewable lease : Half-yearly rent, £6.

Weighted with £1,200 for improvements, comprising dwelling, cow-shed, implement-shed, yards, and old shed, water-supply, road-boundary fencing, internal fencing, half-share in boundary fencing, shelter, roads, clearing, ploughing, and grassing. This sum is payable in cash, or, after payment of a deposit of £100, the balance, £1,100, as follows :-

(1) The sum of £280 on mortgage to the State Advances Corporation, payable over a period of thirty years by half-yearly instalments of principal and interest combined, with interest at the rate ruling as at date of selection, subject to a rebate of 1 per cent. for payment of the instalments on or before fourteen days after the due date thereof. In connection with this mortgage the selector will require to sign a covenant providing for the satisfactory manuring of the property and the control of and gradual eradication of noxious weeds.

(2) The sum of £820 on mortgage to the Lands and Survey Department, payable over a period of thirty-six and a half years by half-yearly instalments of principal and interest combined amounting to £24 12s. Costs of both these mortgages are payable by the selector.

A mixed-farming proposition situated on the Owaikura Road about eight miles from Otorohanga Post-office, Railway-station, Dairy Factory, and Saleyards, two miles from Otorohanga School (by bus); access is by seven and three-quarter miles metalled road and quarter mile clay road from Otorohanga. Property comprises easy undulating to hilly and broken country with approximately 300 acres ploughable ; about 120 acres is in fair pasture, 100 acres is bush land which has been felled and grassed, 60 acres is in standing bush, balance of about 160 acres in fern and second growth. The soil is a light to medium loam resting on sandstone and papa formation ; watered by creeks and springs with artificial reticulation from one spring by pump to three troughs.

The property is estimated to carry, with proper top-dressing, twenty dairy cows, thirty steers and heifers, and two hundred and fifty sheep in its present condition, with considerable increase when fully developed. It is situated in a ragwort-infested district, and a condition of selection is that the selector prevents the growth and spread of noxious weeds to the satisfaction of the Commissioner of Crown Lands.

NOTE.—Twenty-two chains of the fencing on the eastern boundary of Section 13 is not included in the improvement-loading, and the selector will be liable to the adjoining owner for half-share in the present value thereof.

Education Reserve in Wellington Land District for Lease by Public Tender.

District Lands and Survey Office, Wellington, 11th February, 1941.

NOTICE is hereby given that written tenders, marked on the outside "Tender," will be received at the District Lands and Survey Office, State Fire Building, Lambton Quay, Wellington, up to 2 o'clock p.m. on Friday, 21st March, 1941, for a lease of the undermentioned education reserve under the provisions of the Education Reserves Act, 1928, and the Public Bodies' Leases Act, 1908.


SCHEDULE
WELLINGTON LAND DISTRICT.—EDUCATION RESERVE. Pahiatua County.—Town of Makuri. SECTION 141 : Area, 1 acre 1 rood 1 perch. Minimum annual rental, 12s. Weighted with £10 (payable in cash) for improvements comprising fencing.

This section is situated in Titoki Street, Makuri, and is one-quarter of a mile from the school and post-office. An undulating to hilly section in grass, suitable to adjoining owner for grazing.

Term of lease, twenty-one years with perpetual right of renewal at revaluation.

NOTICE is hereby given that the undermentioned pastoral run is open for selection under Part VI of the Land Act, 1924, and applications will be received at the District Lands Office, Invercargill, up to 4 o'clock p.m. on the 11th day of March, 1941.

Applicants are required to appear personally before the Land Board for examination at the District Lands Office, Invercargill, on the 13th day of March, 1941, at 10.30 o'clock a.m., but if any applicant is unable to attend he may be examined by the Land Board of any other District or by any Commissioner of Crown Lands.
