Education Reserve in Wellington Land District for Lease by Public Auction.

District Lands and Survey Office.
Wellington, 5th February, 1941.

NOTICE is hereby given that the undermentioned education reserve will be offered for lease by public auction at the District Lands and Survey Office, State Fire Building, Wellington, at 2 o’clock p.m. on Wednesday, 12th March, 1941, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908.

SCHEDULE.

WELLINGTON LAND DISTRICT—EDUCATION RESERVE.
Waimarino County—Makotuku Survey District.

SECTION 2, Block V: Area, 1,008 acres 2 roods 34 perches. Upset annual rental, £165.*

The upset annual rental covers the value of the land together with certain improvements belonging to the Crown, comprising 135 acres felling, 560 acres felled and burned, 50 acres felled and grassed, 26 acres stumped and ploughed in pasture.

Weighted with £686 for improvements, comprising dwelling and buildings, wool-shed and yards, cow-byre and garage, and fencing. This sum is payable in cash, or after payment of a deposit of £36 the balance may be secured on private mortgage providing for payment of the sum of £50 annually for four years and the then balance to be repaid at the end of the fifth year. Interest to be payable half-yearly at the rate of 5½ per cent., reducible to 4½ per cent. for prompt payment. Costs of mortgage to be paid by applicant.

The property is situated on the Raetihi–Pipiriki Road, four miles from Raetihi by metalled road. It is a good grazing proposition for an applicant who is in a position to stock the property. The section is well watered, but considerable development will be necessary.

NOTE.—The right is reserved to the mortgagees to sell for removal the mill cottages (not included in the valuation of improvements) within such time as may be allowed by the Commissioner of Crown Lands; if not removed within such time, the cottages revert to the lessor, with the right reserved to the Commissioner to enter on the land by his agents for the purpose of removal.

Land in Westland Land District for Selection on Renewable Lease.

District Lands and Survey Office,
Hokitika, 4th February, 1941.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Hokitika, up to 4 o’clock p.m. on Monday, 3rd March, 1941.

Applicants should appear personally for examination at the District Lands and Survey Office, Hokitika, on Wednesday, 5th March, 1941, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands. Applicants are required to produce documentary evidence of their financial position and farming experience.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant will be required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and amount of weighting for improvements.

The section is situated within the Westland Mining District and is offered in terms of section 153 of the Land Act, 1924, which provides that no right to any mineral under the surface shall pertain to the lessee whose rights shall be to the surface soil only.

SCHEDULE.

WESTLAND LAND DISTRICT—SECOND-CLASS LAND.
Westland County.—Waimea Survey District.—Westland Mining District.

SECTION 3128, Block X: Area, 306 acres. Capital value, £150; half-yearly rent, £3.

Weighted with £45 (payable in cash) for improvements, comprising hut, grassing, and fencing.


This section, which is situated on either side of the Stafford–Awatuna Road, half a mile from Awatuna Railway-station and ten miles from Hokitika by tar-sealed road, comprises 40 acres hill slopes covered with heavy mixed bush of no commercial value, the balance being more or less level scrub and light bush land. With exception of a narrow strip along the creek the soil throughout is poor, being wet and swampy.

Town Land in Southland Land District for Selection on Renewable Lease.

Invercargill, 4th February, 1941.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924, and applications will be received at the District Lands and Survey Office, Invercargill, up to 4 p.m. on Tuesday, 11th March, 1941.

Applicants should appear personally for examination at the District Lands and Survey Office, Invercargill, on Thursday, 13th March, 1941, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicants are required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and, where payable in cash, the amount of weighting for improvements.

SCHEDULE.

SOUTHLAND LAND DISTRICT.—TOWN LANDS.
Southland County.—Town of Towhai.

Lot 1: Area, 1 rood 16·5 perches. Capital value, £20; half-yearly rent, 10s.

Lot 2: Area, 1 rood 31·9 perches. Capital value, £20; half-yearly rent, 10s.

Lot 3: Area, 1 rood 19·3 perches. Capital value, £20; half-yearly rent, 10s.

Lot 4: Area, 1 rood 22·2 perches. Capital value, £20; half-yearly rent, 10s.

Lot 6: Area, 2 roods 1·9 perches. Capital value, £20; half-yearly rent, 10s.

Lot 7: Area, 1 rood 28·2 perches. Capital value, £20; half-yearly rent, 10s.

There is a four-roomed cottage on each section, and the selectors will be required to pay for the dwellings as shown hereunder:—

Lot 1: £200 (payable in cash).

Lot 2: £150 (repayable over ten years, interest at 5 per cent.); half-yearly instalment, £9 12s. 6d.

Lot 3: £180 (payable in cash).

Lot 4: £150 (repayable over ten years, interest at 5 per cent.); half-yearly instalment, £9 12s. 6d.

Lot 6: £200 (payable in cash).

Lot 7: £180 (repayable over ten years, interest at 5 per cent.); half-yearly instalment, £11 11s.

The sections, which formerly formed part of the New Zealand Pine Company’s sawmill-site, are situated near Bush Siding on the Seaward Bush Railway.
