SCHEDULE.
SOUTHLAND LAND DISTRICT.—FIRST-CLASS LAND.
Southland County.—Invercargill Hundred.
SECTION 64, Block XXIV : Area, 156 acres 1 rood 9 perches.
Capital value, £195. Deposit on deferred payments (term
thirty-four years and a half) £15. Half-yearly instalment on
deferred payments, £5 17s. Renewable lease: Half-yearly
rent, £3 18s.
Weighted with £700 for improvements, comprising dwelling,
byre, fencing, ditches and drains, clearing and grassing.
This sum is payable in cash, or, after payment of a deposit
of £50, the balance (£650) may be secured by mortgage to
the State Advances Corporation of New Zealand for a term
of thirty-five years, interest 4½ per cent. reducible to 4⅛ per
cent. for prompt payment.
The property is a partially-developed bush section adjacent
to Timpanys Railway-siding on the Waimatua–Mokotua
Road ten miles from Invercargill and three miles from the
Mokotua Post-office and Dairy Factory. When properly
developed the area will be suitable for mixed-farming. Land
has been cleared with the exception of 15 acres to 20 acres
of milled bush and second growth; approximately 20 acres
have been cultivated and neglected, the balance being in
stumps and rushes intersected by swampy runners. Half
the land could be stumped at small cost. Drains have been
cut but have been neglected and are now blocked with weed
growth; water-supply is from a big drain running through
the property. Fencing is very poor and there is practically
no subdivision into paddocks.
Any further particulars required may be obtained from the
undersigned.
THOS. CAGNEY,
Commissioner of Crown Lands.
