Land in North Auckland Land District for Selection on Optional Tenures.

North Auckland District Lands and Survey Office,
Auckland, 13th September, 1939.

NOTICE is hereby given that the undermentioned section is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 11 o'clock a.m. on Monday, 9th October, 1939.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 11th October, 1939, at 10.30 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year's rent, broken-period rent, lease and mortgage fees, and deposit in reduction of weighting for improvements.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.

Bay of Islands County.—Motatau Survey District.

(NATIONAL ENDOWMENT.)

SECTION 1, Block XIII: Area, 433 acres. Capital value, £320. Deposit on deferred payments, £15. Half-yearly instalment on deferred payments, £9 18s. 3d. Renewable lease: Half-yearly rent, £6 8s.

Weighted with £816 for improvements, comprising old dwelling of two rooms, 336 chains of fencing, 50 acres cleared of scrub and surface sown, 134 acres felled and surface sown, and 25 acres cultivated but reverting. This sum is payable in cash, or, after payment of a deposit of £60, payment of the balance may be arranged as follows:—

  1. A mortgage under the Land Laws Amendment Act, 1929, to the Crown for £450 at 5 per cent. payable over a period of twenty-five years and a half, by instalments of principal and interest combined, amounting to £15 16s. per half-year.

  2. A mortgage for £300 for ten years at 5 per cent. interest to the former lessee of the property.

Note.—Prospective selectors should know that the last 4 chains of the access road to this property is unformed, and that it is necessary to cross a ford in order to get to the section. The Crown cannot undertake to improve this existing access in any way.

This property is situated at Takawhiri, nineteen miles from Kaikohe Post-office, and five miles from the Awarua Native School. Access is by metal road. Soil is fair clay resting on sandstone; watered by several permanent streams. Property which is undulating and easy rising country, subdivided into six paddocks, is suitable for grazing sheep and cattle.

SECTIONS 9, 10, and 29, Block VIII: Area, 188 acres 0 roods 30 perches. Capital value, £100. Deposit on deferred payments, £5. Half-yearly instalment on deferred payments, £3 1s. 9d. Renewable lease: Half-yearly rent, £2 10s.

This property is situated on Wright’s Road about six miles and a half from Aongatete Railway-station, thirteen miles from Katikati School, eight miles from Katikati Dairy Factory, and twelve miles from Katikati Saleyards. The access is from Tauranga by formed and metalled road to the boundary of Section 9 only. The area comprises approximately 94 acres of workable-land in fern and scrub, the balance consisting of steep faces and gorges (waste-land). Soil is light loam resting on rhyolite formation; watered by creeks in deep gorges. This is a difficult property to bring in, but one which is considered capable of being developed into a grazing-run and eventually into a dairy-farm. Any further particulars required may be obtained from the undersigned.

NOTICE is hereby given that the undermentioned sections are open for selection under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o'clock p.m. on Friday, 20th October, 1939.

The land described in the First Schedule may, at the option of the successful applicant, be purchased for cash or on deferred payments, or be selected on renewable lease—Term: sixty-six years. The land described in the Second Schedule may be selected on renewable lease only—Term: thirty-three years.

Applicants should appear personally for examination at the District Lands and Survey Office, New Plymouth, on Wednesday, 25th October, 1939, at 10.30 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
