CROWN LANDS NOTICES.

Education Reserves in North Auckland Land District for Lease by Public Auction.

North Auckland District Lands and Survey Office,
Auckland, 14th December, 1938.

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction at the North Auckland District Lands and Survey Office, Auckland, at 2.30 o’clock p.m. on Wednesday, 1st February, 1939, under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—EDUCATION RESERVES.
Panmure Road Board.—Subdivision of Section 3.—Village of Panmure.

Lot 54: Area, 1 rood, 27·4 perches. Upset annual rent, £4.
Lot 55: Area, 1 rood, 28·4 perches. Upset annual rent, £5.
Lot 56: Area, 1 rood, 21·6 perches. Upset annual rent, £3 10s.

These sections are situated at Panmure within easy distance of the railway-station and ten chains from the post-office. Lots 54 and 55 are on the Panmure–Howick concrete road, while Lot 56 which adjoins these lots is on a metalled side road. All the sections are flat and in grass, and should make ideal building-sites.

Form of lease may be perused and any further particulars required may be obtained at the office of the undersigned.

Settlement Land in North Auckland Land District for Selection on Renewable Lease.

North Auckland District Lands and Survey Office,
Auckland, 19th December, 1938.

NOTICE is hereby given that the undermentioned property is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Friday 10th February, 1939.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 15th February, 1939, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and deposit on account of weighting for improvements.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—FIRST-CLASS SETTLEMENT LAND.

Whangarei County.—Aponga Settlement.

SECTION 2s: Area, 463 acres 1 rood; capital value, £1,710*; half-yearly rent, £42 15s.

*Capital value includes the sum of £1,017 for improvements, which remain the property of the Crown, comprising 220 acres felled, burned, and grassed, and 238 acres felled, burned, and grassed but reverting.

Weighted with £305 for improvements, comprising old dwelling and shed, 83 chains road fence, 118 chains boundary fence, 209 chains subdivisional fence. This sum is payable in cash, or after payment of a deposit of £25 the balance may be repaid by half-yearly instalments of principal and interest combined amounting to £11 4s. 9d. over a period of twenty years.

Section is situated on Finlayson Road seventeen miles from Kamo Post-office and sale-yards, sixteen miles from Ruatangata Railway-station, and three miles and a half from Purua School. Access is from Kamo by metalled road. Soil is mostly good sandstone resting on blue rock formation; watered by several never-failing creeks. Section comprises few acres flat, three-quarters undulating, balance hilly to broken. There is approximately 220 acres in fairly clean grass, 5 acres shelter bush, and the balance mostly in fern with a little grass. Property is ring-fenced and subdivided into six paddocks, and is suitable for farming as a grazing proposition with a few cows. Rabbits are in evidence.

Town Land in Nelson Land District for Sale by Public Auction.

District Lands and Survey Office,
Nelson, 14th December, 1938.

NOTICE is hereby given that the undermentioned land and buildings thereon will be offered for sale for cash by public auction at the District Lands and Survey Office, Nelson, on Wednesday, 18th January, 1939, at 11 o’clock a.m., under the provisions of the Land Act, 1924, and amendments.

SCHEDULE.

NELSON LAND DISTRICT.

Town Land.—City of Nelson.

Lot 4, D.P. 1306, being parts of Sections 772, 773, and 774, City of Nelson, and Section 15 and parts of Sections 14 and 16, Block F, Wakatu; area, 8 acres 26·13 perches.

Situated in Toi Toi Street, Nelson, about one mile from railway-station and one mile and one-half from post-office. One-half acre is flat and the balance is hilly. The frontage is about 173 feet. Buildings comprise a six-roomed dwelling, and old stable and shed.

One-fifth of the purchase-money is to be paid on the fall of the hammer, and the balance, with Crown-grant fee (£1) also proportionate part of insurance premium, within thirty days thereafter; otherwise the part of the purchase-money paid by way of deposit shall be forfeited and the contract for the sale of the land be null and void.

The property is described for the general information of intending bidders who are recommended nevertheless to make a personal inspection as the Department is not responsible for the absolute accuracy of any description.
