Lands in Southland Land District for Selection.

District Lands and Survey Office,
Invercargill, 26th October, 1938.

NOTICE is hereby given that the undermentioned sections are open for selection under the Land Act, 1924, and applications will be received at the District Lands and Survey Office, Invercargill, up to 4 o'clock p.m. on Tuesday, 6th December, 1938.

The land described in the First Schedule may, at the option of the applicant, be purchased for cash or on deferred payments or be selected on renewable lease—term, sixty-six years. The land described in the Second Schedule may be selected on renewable lease only—term, thirty-three years. The land described in the Third Schedule may also be selected on renewable lease only—term, sixty-six years. In each case the lease contains a perpetual right of renewal at revaluation.

Applicants should appear personally for examination at the District Lands and Survey Office, Invercargill, at 10.30 o'clock a.m., on Thursday, 8th December, 1938, but if any applicant is unable to attend he may be examined by any other Land Board or any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon completion of the examination of applicants and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and in the case of the lands described in the Second and Third Schedules the amount of the weighting for improvements.

FIRST SCHEDULE.

SOUTHLAND LAND DISTRICT.

SECOND-CLASS LAND.

Southland County.—Oteramika Hundred.

Gorge Road Block No. 2.

SECTION 45, Block II: Area, 172 acres 3 roods 23 perches. Capital value, £130. Deposit on deferred payments, £10; Half-yearly instalment on deferred payments, £3 18s. Renewable lease: Half-yearly rent, £3 5s.

This property is situated two miles from Gorge Road School, Post-office, Dairy Factory, and Railway-station. Undulating land all originally under heavy forest which has been milled. When cleared and stumped the whole area will be capable of cultivation and will then be suitable for dairying. Soil of light loam of medium quality on clay subsoil. Altitude, 100 ft. to 200 ft. above sea-level. Rabbits are numerous.

SUBURBAN LAND.

Southland County.—Town of East Winton.

SECTION 26, Block VII: Area, 8 acres 0 roods 12 perches. Capital value, £100; half-yearly rent, £2 10s.

Weighted with £13 10s. (payable in cash) for improvements, comprising road and boundary fencing.

Situated two miles from Winton Post-office, one mile and three-quarters to Winton School and Saleyards, opposite Gap Road Railway-station. A good level section diagonally intersected by Winton water-channel. Pasture is old and gorse is spreading. Good loamy soil resting on gravel and clay formation.

THIRD SCHEDULE.

SOUTHLAND LAND DISTRICT.

SECOND-CLASS LAND.

Southland County.—Chatton Survey District.—Otago Mining District.

SECTION 14, Block IX: Area, 199 acres 1 rood 15 perches. Capital value, £1,250; half-yearly rent, £25.

Weighted with £120 (payable in cash) for improvements, comprising 150 chains of fencing and two-roomed hut.

Situated three miles from Waikaka Post-office, Railway-station, School, and Dairy Factory by good gravelled road. Undulating land broken by gullies, all cultivated except about 20 acres.

Soil of fair to medium quality resting on clay formation; watered by stream. About 45 acres of this section is in oat, stubble, and rape, 10 acres of renewed pasture, balance in brown top. The altitude is 450 ft. to 600 ft. above sea-level, and the section is free from noxious weeds.

This section is offered in terms of section 153 of the Land Act, 1924, which provides that no right to any mineral under the surface shall pertain to the lessee whose rights shall be to the surface soil only.
