CROWN LANDS NOTICES.
Land in North Auckland Land District for Selection on Renewable Lease.
North Auckland District Lands and Survey Office,
Auckland, 22nd March, 1938.
NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924 ; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Tuesday, 19th April, 1938.
Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 20th April, 1938, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or any Commissioner of Crown Lands.
Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so, and supply guarantees of their own financial position.
The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and deposit in reduction of improvement loading.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.
Waitemata County.—Makarau Parish (Block I, Waiwera Survey District.)
(Exempt from payment of rent for two years.*)
ALLOTMENT 192 : Area, 608 acres 1 rood 8 perches. Capital value, £710 ; half-yearly rent, £14 4s.
- Exemption is conditional on selector effecting improvements to value of £70 per annum during the exemption period in addition to the ordinary requirements of the Land Act.
Weighted with £1,040 for improvements, comprising 150 acres cleared, cultivated, and grassed, kauri dwelling of six rooms and conveniences, washhouse, garage, poultry house 27 ft. by 21 ft., three old sheds, windmill, tanks, piping and troughs, fencing, and plantations. This sum is payable in cash, or, after payment of a deposit of £100, the balance of £940 will be payable over a period of thirty-four years and a half by instalments of principal and interest combined amounting to £30 11s. per half-year.
This property, which is suitable for use as a sheep and cattle run with a little dairying, is situated on the Tahekeroa-Makarau Road, one-quarter of a mile by metalled road from the Tahekeroa Railway-station, fifty-two miles north of Auckland. The Tahekeroa School and Post-office are two miles distant.
Approximately 200 acres is undulating land, while the remainder is hilly to steep country. Some 150 acres are in fair pasture, 150 acres in rough feed, fern, and scrub, 270 acres is bush land, felled and grassed, but reverted to tea-tree and scrub, 30 acres natural state. Subdivided into twenty paddocks, the fences being overgrown in places. The property is well watered by permanent streams, springs, and windmill.
NOTE.—It will be a condition of the lease that the building and fences must be adequately maintained, and that the buildings must be kept insured against loss by fire. Also the area indicated above is subject to amendment on completion of survey.
