SCHEDULE.

AUCKLAND LAND DISTRICT.—THIRD-CLASS LAND.

Otorohanga County.—Wharepapa Survey District.

(Exempt from payment of rent for five years.*)

SECTION 11, Block X: Area, 601 acres 3 roods. Capital value, £300; half-yearly rent, £6.

Weighted with £135 for improvements, comprising a dwelling of three rooms (in poor condition), cow-shed, 232 chains road-boundary fencing, half-share in 30 chains boundary-fencing, and 150 chains subdivisional fencing. This sum is payable in cash, or, after payment of a deposit of £5, the balance of £130 may be paid over a period of fifteen years by half-yearly instalments of £6 8s. 5d. (interest, 5½ per cent.).

A grazing property, subdivided into seven paddocks, situated on the Wharepuhunga–Ngaroma Road three miles from Ngaroma Post-office and School, and twenty-eight miles from Te Awamutu Railway-station, Dairy Factory, and Saleyards by metalled road. Easy undulating section broken in the centre by a deep gorge. About 450 acres has been felled and grassed but has now reverted and is bad with ragwort, which requires immediate attention; balance in natural state (standing bush). Soil is pumiceous clay on rhyolite and sandstone formation; watered by running streams.

Special Condition.—The selector of this section must not fell or remove any standing timber other than that which is required for fencing purposes in connection with the property without the consent of the Land Board first being obtained.

  • After payment of the required deposit no rent will be charged for a period of five years on condition that an amount equivalent to the concession granted is expended each year on permanent improvements, in addition to the ordinary improvements required under the Land Act, 1924.

Land in Taranaki Land District for Selection on Optional Tenures.


District Lands and Survey Office,
New Plymouth, 20th July, 1937.

NOTICE is hereby given that the undermentioned section is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o’clock p.m. on Monday, 16th August, 1937.

Applicants should appear personally for examination at the District Lands and Survey Office, New Plymouth, on Wednesday, 18th August, 1937, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease and mortgage fees, improvement loading (if not left on mortgage), and proportionate part of insurance on buildings.


SCHEDULE.

TARANAKI LAND DISTRICT.—SECOND-CLASS LAND.

Ohura County.—Ohura Survey District.

SUBDIVISION 2 of Section 8, Block VII: Area, 236 acres 0 roods 18 perches. Capital value, £120. Deposit on deferred payments, £10: half-yearly instalment on deferred payments, £3 11s. 6d. Renewable lease: Half-yearly rent, £2 8s.

Weighted with £540 for improvements, comprising five-roomed dwelling, wool-shed, 230 chains fencing, orchard, 236 acres felled and grassed. This sum is payable in cash or may be secured on first mortgage to the State Advances Corporation of New Zealand for a term of twenty-five years with interest at the rate ruling at date of selection. The cost of preparing the mortgage (£3 19s.) must be paid immediately an application is declared successful.

A grazing property situated on the Turoto Road, four miles from the Ohura Post-office, School, Saleyards, and Railway-station, and ten miles from the Ohura Valley Dairy Factory; access is by metalled road for three miles and a half, and half a mile clay road. The section comprises steep, hilly, broken country, and none of the land is ploughable. The soil is light loam on sandstone formation; well watered by creeks and springs. Ragwort is prevalent in places.

Applicants should appear personally for examination at the District Lands and Survey Office, Nelson, on Thursday, 12th August, at 11 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Sounds County.—French Pass Survey District.

SECTION 10, Block IX, part Section 14, Block X, and Section 3, Block XII: Area, 1,409 acres 3 roods 15 perches. Capital value, £425. Deposit on deferred payments, £25: Half-yearly instalment on deferred payments, £13. Renewable lease: Half-yearly rent, £8 10s.

Weighted with £337 10s. (payable in cash) for improvements, consisting of five-roomed dwelling, 150 chains boundary-fencing (half-share), 100 chains internal fencing, 250 acres felled and grassed (reverting to fern and scrub).

A grazing property situated in Deep Bay, Sounds District, between three and four hours’ run by launch from Havelock. Hilly to steep land, fair soil resting on sandstone; watered by permanent streams. Although the property has been subdivided it is now all one paddock. Tauhinu is rather bad in places. This land is light and difficult to keep clean, and is suitable only for dry sheep and a few head of cattle.
