THIRD-CLASS LAND.

Kawhia County.—Kawhia North Survey District.

(Exempt from rental payments and mortgage interest payments for two years.*)

SECTION 9, Block IV: Area, 539 acres. Capital value, £270; half-yearly rent, £5 8s.

Weighted with £449 for improvements, consisting of whare, wool-shed, clearing and grassing, road-boundary fencing, subdivisional fencing, and half-share in boundary-fencing. This sum is payable in cash or by means of a deposit of £79, the balance of £370 remaining on mortgage to the Lands and Survey Department payable in the case of a New Zealand discharged soldier over a period of twenty years by means of instalments of principal and interest (5 per cent.) combined amounting to £14 14s. 10d. each half-year, and in the case of a civilian, over a period of twenty years by means of instalments of principal and interest (5½ per cent.) combined totalling £15 7s. 5d. each half-year.

A grazing property situated in the Oparau Block, eight miles from Oparau Post-office, School, and Dairy Factory, nine miles from Oparau Saleyards, and forty-two miles from Te Awamutu Railway-station; access by metalled road. Hilly and broken country comprising 102 acres in worn-out pasture, 120 acres of bush land felled and grassed (now reverted to fern and scrub), and 317 acres in natural state of standing bush. Ragwort requires immediate attention.

  • After payment of the first half-year’s rent no rent will be charged for two years, and no interest under the mortgage will be charged for two years provided that a sum equivalent to the concessions granted is expended each year in effecting permanent improvements to the land.

Land in Gisborne Land District for Selection on Optional Tenures.

District Lands and Survey Office,
Gisborne, 13th October, 1936.

NOTICE is hereby given that the undermentioned section is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Gisborne, up to 4 o’clock p.m. on Wednesday, 11th November, 1936.

Applicants should appear personally for examination at the District Lands and Survey Office, Gisborne, on Friday, 13th November, 1936, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands. The ballot will be held immediately upon conclusion of the examination of applicants.


SCHEDULE.

GISBORNE LAND DISTRICT.—THIRD-CLASS LAND.

Wairoa County.—Tuahu Survey District.

SECTION 7, Block X: Area, 1,213 acres. Capital value, £910. Deposit on deferred payments, £30: Half-yearly instalment on deferred payments, £28 12s. Renewable lease: Half-yearly rent, £18 4s.

A grazing property (being part of the land formerly known as Small Grazing-run 95) situated in the Erepiti Valley. Access is from Wairoa forty miles distant, via Ruakituri, by good metalled road to within five miles of the property, balance being good, clay motor road. About 900 acres have been felled and grassed, the balance being heavy mixed bush, principally birch. The area comprises fairly easy slopes at the front to steep, broken land at the back, and generally the aspect is poor, high southerly faces (altitude 1,300 ft. to 3,000 ft.) subject to wind with snow occasionally. Soil is fair; well watered by streams. Bidibidi is bad on the area.

Loaded with £2,305 for improvements, comprising four-roomed dwelling, wool-shed, car-shed, dip, pens, yards, felling, grassing, fencing, &c. This sum may be paid in cash, or, after payment of a cash deposit of £25, the balance, £2,280, may remain on mortgage to the State Advances Corporation for a term of forty years with interest at the rate ruling as at the date of selection. Instalments under the mortgage, comprising principal and interest, are payable quarterly, and costs for the completion of same, amounting to £9 11s., are payable by the selector of the section.

Settlement Land in Otago Land District for Sale by Public Auction.

District Lands and Survey Office,
Dunedin, 13th October, 1936.

NOTICE is hereby given that the undermentioned land will be offered for sale by public auction for cash at the District Lands and Survey Office, Dunedin, on Thursday, 26th November, 1936, at 11.30 o’clock a.m., under the provisions of the Land Act, 1924, and the Land for Settlements Act, 1925.


SCHEDULE.

OTAGO LAND DISTRICT.—SETTLEMENT LAND.—SECOND-CLASS LAND.

Waitaki County.—Awamoko Survey District.—Elderslie Settlement.

PART Section 32: Area, 6 acres 3 roods 8 perches. Upset price, £15.

Weighted with £69 (to be paid in cash) for improvements, comprising fowlhouse, cow-byre, fencing, clearing and grassing. The section is situated about three miles from the Windsor Railway-station and about two miles and a quarter distant from Five Forks by good metalled road. Approximately 3 acres have been under cultivation, the balance being broken ground covered mainly by gorse and broom.
