4. The lessee shall be liable for payment of all rates, taxes, and other assessments levied against the land.
5. The lessee shall-
   (a) Prevent the destruction or burning of timber :
   (b) Prevent the growth and spread of broom, sweetbrier, or other noxious weeds or plants :
   (c) Destroy all rabbits :
   (d) Refrain from burning grass during such months as the Commissioner of Crown Lands, Wellington, may from time to time determine.
6. With the written permission of the Commissioner of Crown Lands the lessee may-
   (a) Cultivate a portion of the reserve and grow winter feed thereon :
   (b) Plough and sow in grass any area :
   (c) Surface sow in grass any portion of the reserve.
7. The lessee shall claim no compensation nor shall any be allowed by the lessor on account of any improvements effected by the lessee, nor for any other cause, but on the expiry of the lease the value of the lessee's improvements will be fixed and protected as against any incoming lessee.
8. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease except with the written consent of the Commissioner of Crown Lands first had and obtained.
9. The breach of covenant under the lease expressed or implied shall entitle the lessor to re-enter and determine the lease.
