Small Grazing-run in Hawke’s Bay Land District for Lease.
District Lands and Survey Office,

NOTICE is hereby given that the undermentioned land is open for lease on small-grazing-run tenure by ballot under the provisions of the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Napier, up to 4 o’clock p.m. on Tuesday, 9th June, 1936.
Applicants should appear personally before the Land Board for examination at the District Lands and Survey Office, Napier, on Thursday, 11th June, 1936, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

SCHEDULE.
HAWKE’S BAY LAND DISTRICT.
Hawke’s Bay County.—Maungaharuru Survey District.
SECTION 1, Block I: Area, 4,326 acres 1 rood 37·8 perches. Annual rent, £64.
Loaded with £725 for improvements, comprising whare, fencing, 400 acres (approximately) clearing, 400 acres grassing, and yards. This amount may be paid in cash or the whole amount may remain on mortgage to the Mortgage Corporation of New Zealand, term, thirty-five years, with interest at the rate chargeable by the Corporation as at the date of selection. The instalments under this mortgage, comprising principal and interest, will be payable quarterly.
The property is situated on the Maungaharuru-Ngatapa Road, about fourteen miles from the Tutira Post-office, School, Railway-station, and Saleyards. Access is by metalled road over the Maungaharuru Range from Tutira.
The greater portion of the land is comprised of light pumice spurs—ridgy and rolling country. A fairly deep face rising on to the Maungaharuru Range has a westerly aspect, and possesses the only grassed area of any consequence on the property. About 180 acres in fair pasture, 500 acres in worn-out pasture (patchy), and balance in natural state; watered by springs and streams. There is no subdivisional fencing and no buildings other than a small whare. Approximately 240 chains of fencing have been erected and also yards.
In its present state it is estimated that the land will carry about 600 dry sheep, 2 dairy cows, and 1 horse. The carrying-capacity could be improved by clearing scrub and fern, burning and sowing, and by fencing.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Napier, up to 4 o’clock p.m. on Tuesday, 9th June, 1936.
Applicants should appear personally for examination at the District Lands and Survey Office, Napier, on Thursday, 11th June, 1936, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the examination of applicants.

SECTION 4S: Area, 1,043 acres 2 roods 27 perches. Capital value, £4,460; half-yearly rent, £111 10s.
Loaded with £355 for building (see below). This sum is payable in cash or by a deposit of £55 and the balance over a term of fifteen years by thirty half-yearly instalments of £14 9s. principal and interest.

The land is situated about twelve miles from Maraekakaho Post-office, five miles from Keruru School, twenty-four miles from Hastings Railway-station, Heretaunga Dairy Factory, and the Stortford Lodge Saleyards. Access by metalled road from Maraekakaho. The property is watered by springs and streams. The soil is light, resting on stony and clay formation—altitude from 500 ft. to 1,000 ft.—and the land is comprised chiefly of long, sloping spurs with deep, steep gorges intervening. The principal ploughable land is cut off from the main portion and bridging of gorges will be necessary to reach these portions. The land is subdivided into six paddocks, partly by fences and partly by gorges.
The pasture generally is poor, and the farm comprises the following (approximately):—
450 acres, worn-out pasture (with manuka scrub).
570 acres, in medium danthonia pasture.
20 acres, in rough gorges and creeks.
1 acre, in Pinus insignis, &c.
2½ acres; homestead, &c.
About 80 acres suitable for ploughing, cultivating, and sowing; this area would then hold English grasses with annual top-dressing. Property could be improved by stumping, clearing, and sowing.
Estimated capacity in its present state about 550 ewes and 500 dry sheep.
The successful applicant will have the opportunity of purchasing for cash the stock now on the property at valuation, and, if he does not elect to purchase the stock, he will be required to allow the stock to graze on the property for a period of up to fourteen days after the date of possession in order that other arrangements may be made for their disposal.
The stock consists of—
120 dry ewes (two-tooth).
150 ewes (four-tooth).
450 ewes (six and eight tooth).
100 ewes (five year).
270 lambs.
12 rams.
15 breeding cows.
5 steers.
2 heifers.
1 bull.
1 heavy horse.
1 light horse.
