SCHEDULE.

TARANAKI LAND DISTRICT.—THIRD-CLASS LAND.

Whangamomona County.—Pouatu Survey District.

(Exempt from payment of rent for two years.*)

SECTIONS 4, 104, Lot 3 of Section 3, Block XI, and Section 102, Block X: Area, 524 acres 2 roods. Capital value, £525: Deposit on deferred payments, £25; half-yearly instalment on deferred payments, £16 5s. Renewable lease: half-yearly rent, £10 10s.

  • After payment of first half-year’s rent, lease fee, and broken period rent (if any) a remission of rent will be allowed for a period of two years provided improvements to value of £55 are effected annually during the exemption period.

Weighted with £687 10s. for improvements, comprising yards, about 320 chains fencing, and approximately 390 acres felled, burned, and grassed. This amount may be paid in cash, or after payment of a deposit of £247 10s., the balance (£440) may be secured on first mortgage to the State Advances Superintendent for a term of thirty years with interest at the rate of 6 per cent. per annum. A remission of interest payable under such mortgage would be allowed for a period of two years from date of selection provided certain additional improvements are effected. This property is situated on the Ohura Road, about a mile and a quarter from Tahora Post-office, School, and Railway-station, and access is from Tahora Township by metalled road. The soil is loam and papa resting on sandstone formation, and property generally is hilly but not steep. Approximately 390 acres have been felled and grassed, but this has deteriorated. About 124 acres is in natural state. The property is suitable for running sheep and cattle but not for dairying.

Land in Wellington Land District for Selection on Optional Tenure.

NOTICE is hereby given that the undermentioned sections are open for selection on optional tenure under the Land Act, 1924, and applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Monday, the 28th May, 1934.

Applicants should appear personally for examination at the District Lands and Survey Office, Wellington, on Wednesday, the 30th May, 1934, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

WELLINGTON LAND DISTRICT.—SECOND-CLASS LAND.

Horowhenua County.—Kaitawa Survey District.

SECTION 1, Block XI: Area, 515 acres. Capital value, £250: Deposit on deferred payments, £15; half-yearly instalment on deferred payments, £7 12s. 9d. Renewable lease: half-yearly rent, £5.

Weighted with the sum of £145 for improvements, comprising a dwelling of six rooms (out of repair) and 150 chains of fencing also in a state of disrepair. This amount may be paid in cash or after payment of a deposit of £10 the balance secured on instalment mortgage to the State Advances Superintendent for a term of thirty years, interest at 6 per cent. per annum.

Situated in the valley of the Waikanae Stream, eight miles from Waikanae Railway-station by formed and metalled road. Section is all hilly to steep. About 250 acres of milled and felled bush are now in fern and scrub, while the balance of the section is in freshly milled bush. Soil is of very poor quality and although the section is well watered the general quality is very poor.

Kaitieke County.—Retaruke Survey District.

SECTION 2, Block XVI: Area, 828 acres. Capital value, £510. Deposit on deferred payments, £25; half-yearly instalment on deferred payments, £15 15s. 3d. Renewable lease: half-yearly rent, £10 4s.

Weighted with the sum of £990 for improvements. This sum is payable in cash or may be secured on mortgage to the Superintendent, State Advances Department, for a term of thirty years, interest at 6 per cent. per annum. Improvements comprise a good dwelling and outbuildings, wool-shed, cow-byre, whare, motor-shed, sheep-yards, 418 chains of boundary and subdivisional fencing (four paddocks), felling, and grassing.

This section is situated on the Maungaroa Road, one mile and a half from Maungaroa School, fifteen miles from Kaitieke Post-office and Saleyards. Kaitieke Dairy Factory collects cream. Access is from Raurimu Railway-station, twenty-five miles distant by good metalled road. The soil is of a light quality loam, resting on sandstone and papa formation. About 10 acres level land, 80 acres easy valleys; balance running to hills and broken country. One half of property lies badly to the sun. About 360 acres is in good pasture, 368 acres in second growth, and 100 acres in bush not worth falling. Well watered. Altitude, 1,000 ft. to 1,600 ft. above sea-level.
