Notifying Tidal Land in the North Auckland Land District for Lease by Tender.

North Auckland District Lands and Survey Office,
Auckland, 19th October, 1932.

NOTICE is hereby given that written tenders for the right to lease and reclaim the undermentioned land will be received at the North Auckland Lands and Survey Office, Auckland, up to 4 o’clock p.m., on Monday, the 14th November, 1932.

The land will be leased in accordance with the provisions of section 146 of the Harbours Act, 1923, and the regulations made thereunder dated the 7th day of May, 1930.

Full information may be obtained from the Commissioner of Crown Lands, North Auckland, Auckland.

Lands in Hawke’s Bay Land District for Selection on Renewable Lease.

NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Napier, up to 4 o’clock p.m. on Wednesday, 9th November, 1932.

Applicants should appear personally for examination at the District Lands and Survey Office, Napier, on Thursday, 10th November, 1932, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

HAWKE’S BAY LAND DISTRICT.—SECOND-CLASS LAND.

Hawke’s Bay County.—Patoka Survey District.—Waihau Settlement.

(For selection on renewable lease under the Land for Settlements Act, 1925.)

SECTION 2, Block XI: Area, 963 acres. Capital value, £3,370. Renewable lease, half-yearly rent, £84 5s.

Weighted with £1,460 valuation for improvements, consisting of dwelling and outbuildings, wool-shed, cow-byre, harness-room, chaff-house, car-shed, yards, garden, about 572 chains of fencing, approximately 50 acres felled and burned and 200 acres burned and surface sown. This sum is payable in cash or by a cash deposit of £25; of the balance £775 to be payable by forty-two half-yearly instalments of £30 4s. 6d., the remaining £660 to be secured by a mortgage to the State Advances Superintendent, term thirty years, interest 6 per cent. After the broken-period rent, first half-year’s rent, and lease fee (£1 1s.) have been paid, no further instalments of rent, and such parts of the instalments of £30 4s. 6d. as consist of interest shall be payable for a period of three years.

Situated on the Waihau Settlement Road, six miles from the Patoka Post-office and adjoining the Waihau School, thirty miles from Napier Railway-station, and thirty-five miles from Heretaunga Dairy Factory and Stortford Lodge saleyards (Hastings). Access is by good metalled road.

The property, which is principally suitable for sheep-farming, comprises easy hill country, with ploughable areas around the homestead. It is subdivided into nine paddocks, and is watered by permanent streams and springs. The soil is pumiceous loam resting on clay formation. Altitude, 850 ft. to 1,000 ft. above sea-level.

Hawke’s Bay County.—Puketapu Survey District.

(For selection on renewable lease under the Land Act, 1924.)

(Native Land Settlement Account.)

(Exempt from the payment of rent for one year.)

Section 10, Block IV: Area, 691 acres. Capital value, £2,800. Renewable lease, half-yearly rent, £70.

After payment of the first half-year’s rent, broken-period rent (if any), and lease fee (£1 1s.), exemption from the payment of rent for one year will be granted, provided improvements to the value of rent remitted are effected during the exemption period.

Weighted with £930 for improvements consisting of three-roomed dwelling and conveniences, approximately 310 chains of boundary and subdivisional fencing, orchard, plantation, and about 100 acres of scrub land felled and grassed. This sum is payable in cash, or by a deposit of £30, the balance remaining on instalment mortgage—term, 36½ years at 5 per cent. to a discharged soldier, and 34½ years at 5½ per cent. to all others.

The land is situated on the Napier-Wairoa Road, two miles from Tangoio Post-office, one and a half miles from Tangoio School, eighteen miles from Napier Railway-station, and ten miles from Bay View saleyards. Watered by permanent streams and springs. The soil is good loam resting on clay formation. Altitude, from 100 ft. to 1,200 ft. above sea-level. Principally suitable for grazing.

Pastoral Run in Marlborough Land District open for License by Public Auction.

NOTICE is hereby given that the undermentioned pastoral run will be offered for license by public auction at the District Lands and Survey Office, Blenheim, at 2.30 o’clock p.m. on Monday, 21st November, 1932, under the provisions of the Land Act, 1924.

SCHEDULE.

MARLBOROUGH LAND DISTRICT.

Marlborough County.—Hodder and Avon Survey District.

(National-endowment Land.)

RUN 109: Area, 14,300 acres. Upset annual rental, £150. Term of license, twenty-one years.

Weighted with £648 15s for improvements, consisting of a cob whare (old), £30, half value 850 chains boundary fences, £318 15s., grassing, £300. This sum is payable in cash.

The run is situated in the Avon District, approximately twenty-five miles by good metalled road from Blenheim to Avondale Homestead, and then two miles by bridle track. A considerable portion of the country is rough and broken with numerous barren tops which rise to an altitude of 5,475 ft., rocky faces and shingle slides.

Manuka scrub and poor scraggy bush makes the back portion, approximately 6,000 acres, very difficult to muster.

An area of about 3,000 to 4,000 acres adjoining Leefield and Avondale is quite good tussock land and should make excellent ewe country provided that the necessary subdivisional fencing is erected and the country cleared of wild pigs. The fences have been considerably knocked about by cattle and will require repairing.

The holding is well watered by running streams and should carry 3,000 dry sheep, but under good management should be able to carry 1,000 ewes and 2,000 dry sheep. The run is subject to rabbit rates, and applicants should inform themselves regarding same.

NOTICE is hereby given that the undermentioned small grazing-runs will be opened for lease in terms of the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Blenheim, up to 4 o’clock p.m. on Tuesday, 6th December, 1932.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Blenheim, on Thursday, 8th December, 1932, at 10.30 o’clock a.m., but if any applicant so desires he may be examined by the Land Board of any other district, or by any Commissioner of Crown Lands.

The ballot will be held immediately on conclusion of the examination of applicants.
