Land in the Wellington Land District for Sale or Selection.
District Lands and Survey Office,
Wellington, 10th May, 1933.
NOTICE is hereby given that the undermentioned land
will be opened for sale or selection in terms of the
Land Act, 1924, and applications will be received at the
District Lands and Survey Office, Wellington, up to 4 o'clock
p.m. on Monday, 29th May, 1933.
Applicants should appear personally before the Land Board
for examination at the District Lands and Survey Office,
Wellington, on Wednesday, 31st May, 1933, at 10 o'clock
a.m., but if any applicant is unable to attend he may be
examined by any other Land Board, or by any Commissioner
of Crown Lands.
The land may, at the option of the applicant, be purchased
for cash, or on deferred payments, or be selected on renewable
lease.
SCHEDULE.
WELLINGTON LAND DISTRICT.—SECOND-CLASS LAND.
Kaitieke County.—Retaruke Survey District.
SECTION 2, Block XVI : Area, 828 acres. Capital value,
£510. Deposit on deferred payments, £25. Deferred pay-
ments : Half-yearly instalment, £15 15s. 3d. Renewable
lease : Half-yearly rent, £10 4s.
Weighted with £1,300 for improvements, consisting of a
good dwelling and outbuildings, wool-shed, cow-byrre, whare
and motor-shed, sheep-yards, 418 chains of boundary and
subdivisional fencing, felling and grassing. This sum is pay-
able in cash or may be secured on mortgage to the Superin-
tendent State Advances for a term of thirty years—interest,
£6 per centum per annum.
This section is situated on the Maungaroa Road, one mile
and a half from Maungaroa School, fifteen miles from Kaitieke
Post-office and Saleyards, and twenty-five miles from Raurimu
Railway-station by a good metalled road. Cream is collected
on the property. The soil is of a light-quality loam, resting
on sandstone and papa formation. About 10 acres level land,
80 acres easy valleys, balance running to hills and broken
country. One half of property lies to the sun. About 360
acres is in good pasture, 368 acres in second growth, and 100
acres in bush not worth felling. The area is subdivided into
four paddocks. Well watered. Altitude, 1,000 ft. to 1,600 ft.
above sea-level.

Settlement Land in Canterbury Land District for Selection on
Renewable Lease.

NOTICE is hereby given that the undermentioned sections
are open for selection on renewable lease under the
Land Act, 1924, and the Land for Settlements Act, 1925,
and applications will be received at the District Lands and
Survey Office, Christchurch, up to 4 o'clock p.m. on Friday,
9th June, 1933.
Applicants should appear personally for examination at the
District Lands and Survey Office, Christchurch, on Tuesday,
13th June, 1933, at 10 o'clock a.m., but if any applicant is
unable to attend he may be examined by any other Land
Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the
examination of applicants.
SCHEDULE.
CANTERBURY LAND DISTRICT.—FIRST-CLASS LAND.—
SETTLEMENT LAND.
Waimate County.—Waimate Survey District.—Kohika No. 2
Settlement.
SECTIONS l and 3, Block II : Area, 296 acres l rood 11 perches.
Capital value, £2,100. Half-yearly rent, £52 10s. Weighted
with £360 for improvements, consisting of two dwellings,
dairy and outbuildings, 338 chains of boundary and 298 chains
of subdivisional fencing, and shelter-belts, bridges, &c. Lessee
will have the right to lease or sell for removal the surplus
dwelling on Section 1, the proceeds to be paid to the Depart-
ment in reduction of the amount of £360. This amount is
payable in cash, or by a cash deposit of £120, the balance
(£240) being secured by a mortgage to the Official Assignee,
Christchurch. Term, five years; interest, 5½ per cent.
The sections form part of the well-known Kohika No. 2
Settlement, and are situated about two miles from Hunter
Post-office and School and about eight miles and a half from
Makikihi by fair gravelled road. Comprises two blocks of
undulating to broken land and rough gullies, watercourses,
and terraces; soil being fair quality, resting on clay and
ironstone formation. Watered by creeks and water-holes.
Subdivided into seventeen paddocks, 34 acres being in fair
pasture, 52 acres in stubble, 4 acres homestead and garden ;
balance (206 acres) in twitch, brown top, worn-out pastures,
and rough faces. Lies under Hunter's Hills, and is suitable
mainly for grazing, while approximately 210 acres is also
suitable for growing green crops. Improvements included in
the capital value of the land comprise—Section 1, half-value of
131 chains of boundary fencing, £40 18s. 9d.; and Section 3,
half-value of 75 chains boundary fencing, £12 14s. 3d.
Special Condition.—The successful applicant, after paying
the first half-year's rent (£52 10s.), broken-period rent (if any),
the required deposit of £120 on account of improvements, and
lease fee £1 1s., will be granted a remission of two years' rent
under the lease and one year's interest under the mortgage,
provided that an amount equal to the rent and interest
remitted is spent in grubbing gorse, cleaning the land of
twitch, and regrassing to the satisfaction of the Land Board
during the period of remission.
NOTE.—The lessee will require to pay all costs incidental
to the preparation, &c., of the mortgage.

Teschemaker Settlement.
SECTIONS 7 and 8, Blocks II and XIII : Area, 989 acres.
Capital value, £6,050. Half-yearly rental, £151 5s.
Weighted with £500 for improvements, consisting of stable,
granary and implement-shed, wool-shed and engine room,
cow-byrre, washhouse, storeroom and dairy, shelter-belts, &c.,
and 449 chains of fencing. This sum may be paid in cash or
by forty-two half-yearly instalments of £19 10s. (including
principal and interest).
Grazing property situated on Teschemaker Valley Road,
adjoining school and about seven miles from Otaio Railway-
station and Post-office by fair gravelled road. Comprises
mixed flats, downs and steep hills, broken by creek-beds in
bush and scrub. The land is watered by creek, water-race,
and water-holes. Present condition—450 acres in tussocks,
289 acres in worn-out pasture, balance 250 acres in natural
state, bush, creek-beds, &c. The hill block comprises some
excellent tussock with good feed. There is no dwelling on
the property.
Altitude 700 ft. to 2,000 ft. above sea-level.
Improvements to the value of £153, comprising 541 chains
of fencing, are included in the capital value.
NOTE.—After the payment of the required deposit of the
first half-year's rent, broken-period rent, and lease fee, a
remission of two years' rent will be granted subject to the
lessee satisfactorily improving the property during the period
of remission to the satisfaction of the Land Board.
