Settlement Land in Canterbury Land District for Selection on Renewable Lease.
District Lands and Survey Office,
Christchurch, 10th May, 1933.
NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and the Land for Settlements Act, 1925; and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 o’clock p.m. on Friday, 9th June, 1933.
Applicants should appear personally for examination at the District Lands and Survey Office, Christchurch, on Tuesday, 13th June, 1933, at 10.30 a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
The ballot will be held immediately upon conclusion of the examination of applicants.
SCHEDULE.
CANTERBURY LAND DISTRICT.—FIRST-CLASS LAND.—SETTLEMENT LAND.
Waimairi County.—Christchurch Survey District.—Avonhead Settlement.
SECTION 15, Block X: Area, 11 acres 0 roods 6 perches. Capital value, £860. Half-yearly rent, £21 10s.
Weighted with £145 for improvements, consisting of two-roomed lean-to, stable, five fowlhouses, shed, shelter-belts, and 192 fruit-trees, such amount to be paid—£25 in cash; balance, £120, on instalment mortgage. Term, 10 years. Interest, 5 per cent. to discharged soldier, and 5½ per cent. to a civilian.
Situated handy to Christchurch City on Avonhead Road and distant about one mile and a half from Riccarton Post-office and School by good metalled road. Comprises all flat land with heavy loam soil resting on clay formation and watered by well and windmill. Present condition—9 acres in fallow, 1 acre in worn-out pasture, 1 acre in orchard and homestead. Suitable for a worker’s home with market gardening, poultry, &c.
Improvements to the value of £28, comprising well, windmill, and fencing, are included in the capital value.

SECTION 7, Block I: Area, 268 acres 3 roods 15 perches. Capital value, £3,095. Half-yearly rental, £77 7s. 6d.
Weighted with £710 for improvements, consisting of a dwelling of four rooms, stable, chaff-house, garage, and cow-byre, and engine-room (concrete floor). This sum may be paid in cash or by a cash deposit of £60, the balance to be secured on instalment mortgage over a term of 25½ years; interest 5 per cent. to a discharged soldier, and over a term of 24½ years, interest 5½ per cent. to all others.
Improvements to the value of £136, and comprising 38 chains road boundary fencing, 293 chains partly boundary fencing, and 115 chains subdivisional fencing, are included in the capital value.
Mixed farming property, situated on a gravelled road ten miles from Cave Post-office and Railway-station, and comprising for the most part fairly steep country. The balance of the area is flat. The soil is of good quality, resting on limestone and clay formation—watered by creeks and springs. The altitude ranges from 800 ft. to 1,150 ft.
Approximately 114 acres are in fair to good pasture, 128 acres in worn-out pasture, 9 acres out of oats, 16 acres ploughed. About 150 acres of the total area are suitable for cropping.
