CROWN LANDS NOTICES.

Land in North Auckland Land District for Selection on Renewable Lease.

North Auckland District Lands and Survey Office,
Auckland, 12th July, 1932.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924, and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, 15th August, 1932.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 17th August, 1932, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board, or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.
Whangarei County.—Tangihua Survey District.

SECTION 14, Block IV: Area, 166 acres 2 roods. Capital value, £150. Renewable lease: half-yearly rent, £3.

Loaded with £1,650, for improvements comprising dwelling built of kauri and rimu, four rooms and bathroom, washhouse; implement-shed; cow-byre (6 bales), several old sheds; engine and pump; fencing and grassing. This sum is payable in cash or by a cash deposit of £150, the balance to be paid by forty half-yearly instalments of £48 15s. (including principal and interest), and one final instalment of £965 12s. 6d.

Area is known as the Puwera Experimental Farm, and it is situated on the Whangarei—Maungakaramea Road seven miles from Whangarei, two miles from Otaiha School, and four miles from Portland Railway-station. The soil is for the most part pipleclay resting on clay and pipleclay formation. The Agricultural Department has used it as an experimental farm. It has all been ploughed and grassed and subdivided into twenty-two paddocks. There is about 30 acres flat to easy undulating, and the balance is undulating. Property is fully developed and capable of running fifty dairy cows.

NOTE.—The lessee will be required to take over all stock and other chattels at a valuation to be fixed by arbitration.

NOTICE is hereby given that the undermentioned land will be offered for sale by public auction for cash or on deferred payments at the North Auckland District Lands and Survey Office, Auckland, on Monday, 15th August, 1932, at 2.30 o’clock p.m., under the provisions of the Land Act, 1924, and the Land for Settlements Act, 1925.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.
Waitemata County.—Waari Hamlet.
(Settlement Land.)

SECTION 83: Area, 3 acres 2 roods 29 perches. Upset price, £150.

Improvements consist of a gable house containing four rooms and two lean-tos. The house is in poor condition and is valued at £50. This amount can either be paid in cash or by half-yearly instalments of principal and interest of £2 8s. 2d. over a period of fifteen years.

Section is situated on Awatua Road, and is approximately one mile to a mile and a half from Henderson Post-office, School, and Railway-station, and one mile and a quarter from the Oratia Railway-station. Easy undulating land, with a small gully across north-eastern corner. All more or less ploughable. Elevation approximately 75 ft. to 100 ft. above sea-level. Soil is of clay loam of fair quality resting on sandstone formation. Section is watered by swampy stream. Three acres worn-out pasture, balance formerly a garden but now overgrown. Twenty-six and a half chains of road and boundary fencing in poor condition. Property suitable for a homestead for a working-man.

Situated in Maata Street, about half a mile from Taumarunui Railway-station and Post-office.

Level section suitable for a residential site.

Section 7, Block XXVII: Area, 1 acre 0 roods 5 perches. Upset price, £100.

Section has a frontage to Ngatai Street, and is approximately one mile and a half from Taumarunui Railway-station. Slightly broken by an old creek-bed, but a good building-site is available.

Section 8, Block XXVII: Area, 1 acre. Upset price, £120.

Section has a frontage to Main Taupo Road and is approximately one mile and a half from the Taumarunui Railway-station.
