Opening Lands in the North Auckland Land District for Sale or Selection.
BLEDISLOE, Governor-General.
IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the amendments thereof, I, Charles, Baron Bledisloe, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Monday, the twenty-fifth day of May, one thousand nine hundred and thirty-one, and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased as those mentioned in the said Schedule hereto, and do hereby declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924, and the amendments thereof.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.
FIRST-CLASS LAND.
Mangonui County.—Taipa Parish.
ALLOTMENTS 16 and 17: Area, 19 acres 0 roods 38·5 perches. Capital value, £30. Deposit on deferred payments, £5; half-yearly instalment on deferred payments, 16s. 3d. Renewable lease: Half-yearly rent, 12s.
Situated on Taipa-Oruru Road fronting Oruru River, three miles from Oruru Dairy Factory. About 12 acres high country covered in rough feed and gorse; balance is flat. Soil is sandy loam close to river front, with clay on higher ground. At high spring flat is partially covered with water.
SECOND-CLASS LAND.
Whangaroa County.—Totara Parish.
Allotment 20: Area, 295 acres 3 roods. Capital value, £285. Deposit on deferred payments, £15; half-yearly instalments on deferred payments, £8 15s. 6d. Renewable lease: Half-yearly rent, £5 14s.
Section is situated one mile off the Mangonui-Kaeo Road, about three miles from Saies, and six miles from Totara North. Cream-cart to Kaeo Factory runs along the Mangonui-Kaeo Road daily. Access is from Saies, where there is a post-office, school, and store. One mile of road is unformed; balance is metalled.
Easy undulating country, mostly ploughable. About 20 acres in rough feed; balance in fern and tea-tree scrub, with small piece of bush. Soil is pipe-clay and friable clay resting on sandstone. Well watered by running stream. There is a four-roomed house (kauri frame with iron walls and room 24 ft. by 33 ft.) which is included in the capital value. Altitude from 300 ft. to 600 ft. above sea-level.
Bay of Islands County.—Kawkawa Survey District.
Section 8, Block VIII: Area, 312 acres 2 roods. Capital value, £275. Deposit on deferred payments, £15; half-yearly instalments on deferred payments, £8 9s. Renewable lease: Half-yearly rent, £5 10s.
Section is situated between Opua-Waimate Road and Whangape tidal creek. Access is from Opua Railway-station and wharf, two miles distant by formed road or water. Soil is clay on sandstone. Section well watered by streams. Country rather steep and broken with fern, manuka, and hakea on ridges, with a little native bush in gullies. Altitude, 20 ft. to 500 ft. above sea-level.

AUCKLAND LAND DISTRICT.
SECOND-CLASS LAND.
Waitomo County.—Pakaumanu Survey District.
SECTION 5, Block XI: Area, 879 acres 1 rood. Capital value, £450. Deposit on deferred payments, £20; half-yearly instalment on deferred payments, £13 19s. 6d. Renewable lease: Half-yearly rent, £9.
Grazing property, situated seven miles from Kopaki Post-office and railway-station by a metalled road, and four miles from Mangaokewa School.
Section is hilly and broken, the soil being a light loam resting on rhyolite formation. Four hundred and thirty acres has been felled and grassed, but is now reverting; the balance is in natural state—in standing bush.
Subdivided into ten paddocks. Watered by running streams and springs.
Weighted with £1,285, for improvements which comprise dwelling of six small rooms and outbuildings (in fair condition), cow-byre, yards, shed, 120 chains boundary-fencing, 300 chains subdivisional fencing, roads and bridges, and 430 acres felled and burned.
This amount is payable to the State Advances Superintendent in cash, or over a period of thirty years by half-yearly instalments of £46 8s. 5d., with exemption from interest for two years from date of selection.
THIRD-CLASS LAND.
Waitomo County.—Pakaumanu Survey District.
Section 1, Block V: Area, 882 acres 0 roods 20 perches. Capital value, £300. Deposit on deferred payments, £15; half-yearly instalment on deferred payments, £9 5s. 3d. Renewable lease: Half-yearly rent, £6.
Grazing property, situated on the Mangaokewa Road, six miles from Kopaki Railway-station, three miles and a half metalled road, two miles and a half clay road. The soil is of a light loam, resting on rhyolite and sandstone formation.
Section undulating to hilly and broken, 25 acres of which is in worn-out pasture; balance in natural state—bush, fern, and scrub.
Watered by running streams.
Weighted with £280, for improvements comprising dwelling (four rooms), two sheds (poor condition), 40 chains boundary-fencing, approximately 100 chains subdivisional fencing, 25 acres broken from natural state in worn-out pasture.
This amount is payable to the State Advances Superintendent in cash, or over a term of thirty years, by half-yearly instalments of £10 2s. 4d., including principal and interest.
Hauraki Plains County.—Piako Survey District.
Section 7, Block XVI: Area, 378 acres. Capital value, £95. Deposit on deferred payments, £5; half-yearly instalment on deferred payments, £2 18s. 6d. Renewable lease: Half-yearly rent, £1 18s.
Grazing property, situated on the Mangawhere Road, about one mile and a half from Waitakaruru-Morrinsville Highway and three miles and a half from Patetonga.
Hilly section, steep and broken in places. About two-thirds is open fern country, while the balance comprises gullies of light bush.
The soil is a light loam resting on clay formation.
Well watered by running streams.
This section is suitable as a run-off for settlers holding a section on the Hauraki Plains.
Otorohanga County.—Pirongia Survey District.
North part of Section 7A, Block VI: Area, 419 acres 0 roods 11 perches. Capital value, £200. Deposit on deferred payments, £10; half-yearly instalment on deferred payments, £6 3s. 6d. Renewable lease: Half-yearly rent, £4.
Grazing property, situated on the Mangaiti-Ngakoaohia Road, about sixteen miles from Te Awamutu Railway-station, dairy factory, and saleyards. Twelve miles by metalled road; balance formed clay road. There is a post-office at Puketotara, three miles distant, and school and store at Pirongia, eight miles distant.
About 200 acres felled and grassed, all reverted; 40 acres open fern country; 179 acres light bush, comprising tawa, rimu, tawhero, rewarewa. Soil is a medium-quality loam resting on clay formation. Well watered by running streams.
Weighted with £10, for improvements comprising 60 chains fencing, in poor condition. This amount is payable in cash,
