Notifying Lands in North Auckland Land District for Sale by
Public Auction for Cash or on Deferred Payments.

IN pursuance of the powers and authorities conferred upon
me by section one hundred and thirty-two of the Land
Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-
General of the Dominion of New Zealand, do hereby appoint
Tuesday, the eleventh day of December, one thousand nine
hundred and twenty-eight, as the time at which the lands
described in the Schedule hereto shall be sold by public auction
for cash or on deferred payments.

These sections form the third group to be offered of the Orakei
Garden Suburb, situated on the Orakei Peninsula, within easy
reach of Auckland City. The land is in grass, and from level
to easy sloping, and several of the sections command un-
surpassed views of the Auckland Harbour, Hauraki Gulf, and
Rangitoto. The subdivision has been laid out on modern
town-planning principles, with numerous reserves for the
benefit of residents.
The formation of the roads fronting the sections offered, and
the laying of the water-pipes has been completed. Sewerage-
pipes have been laid to the sections west of Coates Avenue, and
the laying of the sewerage pipes to the residue of the sections
offered will be completed at an early date. Access is by way of
the new waterfront road, which is open to the foot of the
peninsula, or via Remuera and the Orakei Road, steps having
already been taken towards the construction of a ferro-concrete
bridge to replace the present wooden structure over the Orakei
Creek.
When the railway is opened the subdivision will be within
ten minutes journey of Auckland by either train or motor,
and on account of the proximity to the city, and the views
obtained, the sections are admirably suited for residential
purposes.
SPECIAL CONDITIONS RELATING TO SECTIONS PURCHASED ON
DEFERRED PAYMENTS.
- The sections shall be used for residential purposes only.
- No buildings shall be erected at a less distance than
15 ft. from the road-boundary, as indicated by the line drawn
on the plan. - It shall not be lawful for any person to acquire on deferred
payments more than two allotments of land, and where any
person so acquires two allotments such allotments shall be
contiguous. - Except on the recommendation of the Land Board, and
with the approval of the Minister of Lands, it shall not be
lawful for any purchaser on deferred payments to transfer
his interest in such land before the completion of the purchase,
or the expiration of ten years from the date of his license,
whichever is the less. - The intention of intending purchasers is drawn to the
sewer easements as shown on the plan.

Public Auction.

IN pursuance of the powers and authorities conferred upon
me by section one hundred and thirty-two of the Land
Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-
General of the Dominion of New Zealand, do hereby appoint
Thursday, the seventeenth day of January, one thousand
nine hundred and twenty-nine, as the time at which the lands
described in the Schedule hereto shall be sold by public
auction; and I do hereby fix the prices at which the said
lands shall be sold as those mentioned in the said Schedule
hereto.

These sections are situated in the Waikoau Township on
the Esk Valley – Tutira Road, being adjacent to the Waikoau
Railway-station on the East Coast Main Trunk Railway. The
distance from Napier by road is about twenty-six miles and
by rail twenty-three miles.
There is a daily railway service between Napier and Waikoau
for passengers and goods, but the portion of line between
Eskdale and Waikoau is still controlled by the Public Works
Department.
Lake Tutira, a potential scenic resort, possessing natural
charm and beauty, is distant about four miles and within easy
access by rail and by a good formed metalled road.
The sections for the most part are practically flat and
suitable for residential-sites.

Opening Land in North Auckland Land District for Selection
on Renewable Lease.

IN pursuance and exercise of the powers and authorities
conferred upon me by the Land Act, 1924, I, General
Sir Charles Fergusson, Baronet, Governor-General of the
Dominion of New Zealand, do hereby declare that the land
described in the Schedule hereto shall be open for selection
on renewable lease on Monday, the twenty-first day of
January, one thousand nine hundred and twenty-nine, at
the rental mentioned in the said Schedule; and I do also
declare that the said land shall be leased under and subject
to the provisions of the said Act.

Situated about eight miles from Kawakawa Railway-station
by metalled road for seven miles and a half and bridle-track
for the balance. Section is about half a mile off the Kawa-
kawa–Ruapekapeka Road. Country varies from flat and
