NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction for cash or on deferred payments at the District Lands and Survey Office, Auckland, at 10.30 o'clock a.m., on Friday, 26th October, 1928, under the provisions of section 152 of the Land Act, 1924.

SCHEDULE.

AUCKLAND LAND DISTRICT.
FIRST-CLASS LAND.
Kawhia County.-Kawhia North Survey District.
SECTION 11, Block VI : Area, 7 acres 3 roods 30 perches. Upset price, £40.
Weighted with £45, valuation for improvements comprising approximately 25 chains fencing (in poor condition) and two-roomed kahikatea whare (in good condition); payable in cash.
Situated two miles and a half from Kawhia Wharf, school, store, and post-office. Eight miles from Oparau Dairy Factory and saleyards.
Area all in worn-out pasture, now covered with blackberry and gorse; watered by springs.

Hauraki Plains County.-Piako Survey District.
Part Section 10, Block IV: Area, 9 acres 3 roods 29.4 perches. Upset price, £245.
Situated at Waitakaruru.
Level land in unimproved state. Very conveniently situated, fronting the main road.

Waikato County.--Tamahere Parish.
Allotment 111A : Area, 15 acres 0 roods 19 perches. Upset price, £260.
Weighted with £585, valuation for improvements comprising 15 acres of worn-out pasture; 60 chains fencing. Dwelling at five rooms, wash-house, garage, and cow-shed. This sum is repayable either in cash or by a cash deposit of £285; the balance repayable over a period of fourteen years by twenty-eight half-yearly instalments of £15 3s.
Situatcd two miles and a half from Matangi School, dairy factory and glaxo factory. Water obtainable by boring. Section not suitable in itself for holding as an individual farm, but could be worked in well with another holding in the locality.

SECOND-CLASS LAND.
Raglan County.-Karioi Parish.
Section N.E. 60 : Area, 38 acres 1 rood. Upset price, £70. Situated about four miles from Te Mata Post-office, school, and store. About 12 acres in fern and manuka; balance being in bush, comprising rimu, hinau, tawa, tawhero, and rewarewa, with a thick undergrowth of whauwhau fern and blackberry. The soil is a light loam on clay formation. Well watered by streams.
Improvements, included in the price of the section, comprise about 20 acres of new grassing: value, £30.

TERMS OF SALE.

  1. Cash.--One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with Crown-grant fee (£1), to be paid within thirty days thereafter.

  2. Deferred Payments.--Five per cent. of the purchase-money and license fee (£1 1s.) to be paid on the fall of the hammer, the balance by equal half-yearly instalments extending over 34½ years, bearing interest at the rate of 5½ per cent. per annum on the unpaid purchase-money; but with the right to pay off at any time the whole or any part of the outstanding amount.

Upon receipt of the final instalment a certificate of title in respect of the land purchased shall issue upon payment of the prescribed Crown-grant fee.

In either case, if the purchaser fails to make any of the prescribed payments by due date, the amount already paid shall be forfeited and the contract for sale of the land shall be null and void.

Titles will be subject to Part XIII of the Land Act, 1924.

The lands are described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.
