Situated on the main Warkworth–Kaipara Flats Road, about one mile from Warkworth and eight miles from Kaipara Flats Railway-station. Undulating land, covered with small tea-tree scrub. All unimproved. Soil is poor clay resting on clay formation. Poorly watered by swamp. Altitude, 60 ft. to 120 ft. above sea-level.

Situated fronting the Waiuku–Waipipi main road, about one mile from Waiuku. Section is at present covered with tea-tree and gorse.

TERMS OF SALE.

Cash.—One-fifth of the purchase-money to be paid on the fall of the hammer; balance payable, together with £1 (Crown-grant fee), within thirty days thereafter.

Deferred Payments.—Five per cent. of purchase-money, together with £1 1s. (license fee), to be paid on the fall of the hammer.

The balance of the purchase-money, with interest thereon at the rate of 5½ per cent. per annum, to be paid by instalments extending over a period of 34½ years.

Upon receipt of the final uninstalment, a certificate of title in respect of the land purchased shall issue upon payment of the prescribed Crown-grant fee.

If the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount (if any) already paid shall be forfeited, and the contract for the sale be null and void.

Titles will be subject to Part XIII of the Land Act, 1924.

The lands are described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Situated in Waimana Village Extension, adjoining the present township, a quarter of a mile from school and post-office. The railway at Taneatua is only ten miles distant, and the Kutarere Landing on Ohiwa Harbour is twelve miles distant. Area all in grass. The sections, which are in grass, are particularly level throughout, and comprise good soil.

Weighted with £125, valuation for improvements, comprising iron shed 18 ft. 6 in. by 29 ft. 6 in. Repayable either in cash or by a cash deposit of £55; balance repayable in five years by ten half-yearly instalments of £8 1s. 9d.

Level section situated in Matamata Town, fronting Tawa Road, right opposite the school. Would make a good building-site.
