Notifying Land in North Auckland Land District for Sale by Public Auction.
CHARLES FERGUSSON, Governor-General.
IN pursuance of the powers and authorities conferred upon me by section one hundred and thirty-two of the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby appoint Friday, the twenty-sixth day of October, one thousand nine hundred and twenty-eight, as the time at which the land described in the Schedule hereto shall be sold by public auction, and I do hereby fix the price at which the said land shall be sold as that mentioned in the said Schedule hereto.
SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Otamatea County.—Town of Toka Toka.
SECTIONS 63, 64, 65, and 66 : Area, 1 acre 3 roods 19 perches. Upset price, £16 10s.
Situated half a mile from the Toka Toka Wharf and post-office, by metalled road. All easy undulating land. About half the area has been ploughed, and the balance is covered with tea-tree scrub.
Included in the capital value is the value of an old building situated on Section 63, and formerly used as the post-office. This building is built of kauri, but is very dilapidated.
As witness the hand of His Excellency the Governor-General, this 6th day of September, 1928.

Opening Lands in Auckland Land District for Selection on Renewable Lease.

IN pursuance and exercise of the powers and authorities conferred on me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare that the lands described in the Schedule hereto shall be open for selection on renewable lease on Friday, the twenty-sixth day of October, one thousand nine hundred and twenty-eight, at the rentals mentioned in the said Schedule ; and I do also declare that the said lands shall be leased under and subject to the provisions of the said Act.
SCHEDULE.
AUCKLAND LAND DISTRICT.—NATIONAL ENDOWMENT.—SECOND-CLASS LAND.
Otorohanga County.—Ranginui Survey District.
(Exempt from Payment of Rent for Ten Years.)
SECTION 5, Block III : Area, 450 acres. Capital value, £225. Half-yearly rent, £4 10s.
Weighted with £225, valuation for improvements comprising slab whare, milking-shed, approximately 40 chains road-boundary fencing, half-share 120 chains boundary-fencing, and 100 chains subdivisional fencing (in state of disrepair), and clearing and grassing. This amount is repayable in cash or by instalment mortgage for fifteen years at 5½ per cent. by half-yearly instalments of principal and interest combined amounting to £11 2s. 3d.
NOTE.—A remission of the interest portion of these instalments will be granted for a period of ten years, provided improvements are effected annually to the value of the remission so granted.
Grazing proposition, situated about thirty miles from Te Kawa Railway-station, two miles from Ngaroma School, and five miles from Ngaroma Post-office. About 213 acres bush land, felled and grassed ; 20 acres felled bush ; 17 acres in tea-tree and rough feed ; balance standing bush. Front portion watered by streams, but no water on high land. Ragwort and Canadian thistle spreading.
Waikato County.—Piako Survey District.
Section 9, Block VI : Area, 146 acres 2 roods 20 perches. Capital value, £370. Half-yearly rent, £7 8s.
Section 10, Block VI : Area, 140 acres 2 roods 7 perches. Capital value, £210. Half-yearly rent, £4 4s.
Situated on the Waerenga-Waitakaruru Road, about sixteen miles from Te Kauwhata Railway-station. The sections are at present covered with fern and scrub, and could be used to advantage as off-runs in connection with swamp sections on the Hauraki Plains. The whole of Section 9 and about half of Section 10 is easily ploughable. Watered by small streams. Free from noxious weeds.

Opening Lands in the Auckland Land District for Sale or Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Friday, the twenty-sixth day of October, one thousand nine hundred and twenty-eight ; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease ; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased as those mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924.
SCHEDULE.
AUCKLAND LAND DISTRICT.
FIRST-CLASS LAND.
Whakatane County.—Rangitaiki Upper Survey District.
SECTION 7, Block V : Area, 354 acres. Capital value, £800. Deposit on deferred payments, £40 ; half-yearly instalment, £24 14s. Renewable lease : Half-yearly rent, £16.
Weighted with £130, valuation for improvements comprising 50 acres grassing, 28 chains boundary-fencing, 14 chains subdivisional fencing, and 30 chains draining. This amount is repayable either in cash or by deposit of £10 ; balance on instalment mortgage for fifteen years at 5½ per cent. Half-yearly instalment, £5 18s. 6d.
Situated ten miles from Edgecumbe Railway-station, three miles and a half from Te Teko School, and ten miles from Rangitaiki Dairy Factory. Fairly flat section running to ridgy fern land on northern side, covered with Tarawera silt. Section has a fair proportion of swamp at eastern end, and is well watered by Mangaore Stream. Further draining requires to be carried out as section at present only suitable for summer grazing. No buildings. Approximately 164 acres unimproved swamp land, 50 acres grassed scrub land, and 140 acres poor scrub and fernhills.
SECOND-CLASS LAND.
Whakatane County.—Matata Parish.
Section 128 : Area, 184 acres 2 roods 20 perches. Capital value, £360 ; Deposit on deferred payments, £20 ; half-yearly instalment, £11 1s. Renewable lease : Half-yearly rent, £7 4s.
Situated nine miles from Edgecumbe, two miles and a half from Te Teko School, and ten miles from Rangitaiki Plains Dairy Factory. The Te Teko—Rotorua Road bounds the section on the north. Comprises approximately 40 acres of swamp, partly drained and in rough pasture ; balance dry land covered with volcanic ash, and in light manuka. Watered by swamp drains.
Improvements included in the capital value comprise about 40 acres rough pasture, valued at £60.
Rotorua County.—Rotorua Survey District.
Section 22, Block IV : Area, 164 acres 2 roods. Capital value, £90. Deposit on deferred payments, £5 ; half-yearly instalment, £2 15s. 3d. Renewable lease : Half-yearly rent, £1 16s.
Weighted with £150, valuation for improvements comprising lean-to whare, cowshed, cistern, and approximately 100 chains of fencing, and felling and grassing. This amount is payable in cash.
Situated approximately five miles from Ngawaro Village, fifteen miles from Rotorua, and eight miles from the rail at Ngongotaha. Te Pu School and post-office half a mile distant. Approximately 30 acres in deteriorated pasture ; 40 acres felled bush land, formerly grassed, but now reverted to second growth ; balance in natural state. Blackberry is prevalent.
Special condition : The tramway of the National Timber Company, Ltd., traverses this section, and all rights necessary for the working and maintenance of the tramway are reserved to the company.
Sections 23, 27, 31, and 32, Block IV : Area, 151 acres 3 roods 37 perches. Capital value, £40. Deposit on deferred payments, £5 ; half-yearly instalment, £1 2s. 9d. Renewable lease : Half-yearly rent, 16s.
