A PROCLAMATION.

IN pursuance and exercise of the powers and authorities vested in me by the Public Works Act, 1908, and of every other power and authority in anywise enabling me in this behalf, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby proclaim and declare that the land mentioned in the Schedule hereto is hereby taken for the Wellington–New Plymouth Railway (Wellington–Tawa Flat deviation).

Being Lot 19, Block 7, on D.P. 2425, being part Section 6, Harbour District, situated in Block XI, Belmont Survey District (City of Wellington). (S.O. 2368.)

Opening Lands in the Auckland Land District for Sale or Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Friday, the twenty-seventh day of July, one thousand nine hundred and twenty-eight; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased as those mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924.

SCHEDULE.

AUCKLAND LAND DISTRICT.

SECOND-CLASS LAND.

Otorohanga County.—Pirongia Survey District.

SECTIONS 10 and 11, Block VII: Area, 421 acres 0 roods 33 perches. Capital value, £355. Deposit on deferred payments, £15; half-yearly instalment, £11 1s. Renewable lease: Half-yearly rent, £7 2s.

Weighted with £815, valuation for improvements and freehold value of Lot 2 of Section 3.

Situated on the Makeokeo Road, about thirteen miles from Te Awamutu Railway-station, dairy factory, and saleyards, by metalled road for ten miles; balance formed clay road. There is a store and school at Pirongia, five miles distant, while the nearest post-office is situate at Puketotara, three miles and a half distant. The whole of the land is undulating and at present covered with fern, with the exception of 16 acres of bush, comprising tawa, rewarewa, tawhero, &c., with a light undergrowth of supplejack and punga. The soil is a medium quality loam on clay formation. Well watered by streams.

The improvements, which are not included in the capital value, but which require to be paid for as stated hereunder, comprise four-roomed dwelling with bathroom, implement-shed, cowshed, separator-room, calf shelter, 280 chains fencing, tracking, and bridge, and small area of grassing.

It is a condition of sale that the successful applicant for Sections 10 and 11 shall take over Lot 2 of Section 3 adjoining (freehold) by transfer from the Crown.

Lot 2 of Section 3, Block VII, Pirongia Survey District, contains 9 acres 0 roods 7 perches, and has been stumped, ploughed, and sown in turnips, which are now eaten off. Soil of medium quality on clay formation. Watered by stream. The improvements on this section consist of stumping and ploughing and about 20 chains fencing.

The weighting of £815 includes improvements on Sections 10 and 11 and freehold value of Lot 2 of Section 3, being repayable by a cash deposit of £35, the balance of £780 to be secured by instalment mortgage for 34½ years at 5½ per cent., repayable by half-yearly instalments of principal and interest combined amounting to £25 7s. The selector will require to meet all expenses in connection with the preparation and registration of the mortgage and of the transfer from the Crown.

Raglan County.—Awaroa Survey District.

Section 1, Block IX: Area, 507 acres 2 roods. Capital value, £485. Deposit on deferred payments, £20; half-yearly instalment, £15 2s. 3d. Renewable lease: Half-yearly rent, £9 14s.

Weighted with £1,175, valuation for improvements.

Grazing property, situated about twenty miles from Glen Afton Railway-station and six miles from Kaawa School and post-office. About 300 acres bush land felled and grassed; 34 acres open country cleared, ploughed, and grassed; 140 acres open fern land; 10 acres bush; and 20 acres swamp land. Watered by springs and streamlets.

The improvements comprise cowshed, cowyard and crush, sheep-yards, 220 chains boundary and subdivisional fencing, half-share 150 chains boundary-fence, felling, and grassing. Total value, £1,280, of which £105 is included in the capital value, the balance £1,175 being repayable by a cash deposit of £215, leaving £960 on instalment mortgage for 34½ years at 5½ per cent., repayable by half-yearly instalments of principal and interest combined, amounting to £31 4s.

THIRD-CLASS LAND.

Waitomo County.—Maungamangero Survey District.

Section 9, Block VII: Area, 353 acres. Capital value, £265. Deposit on deferred payments, £15; half-yearly instalment, £8 2s. 6d. Renewable lease: Half-yearly rent, £5 6s.

Weighted with £1,197 10s., valuation for improvements.

Situated on the Pungarehu Road, about twenty-four miles from Te Kuiti Railway-station, fourteen miles from Pio Pio Dairy Factory, store, and saleyards, and six miles from Mairoa School and post-office. A metalled road passes the property. About 270 acres have been felled and grassed, about half of which has now reverted; the balance being in standing bush comprising tawa, rimu, puketea, rata, tawhero, and rewarewa, with a dense undergrowth of supplejack. Undulating country, broken in parts, and the whole area being infested with ragwort. Poorly watered at back, but well watered at front by running streams. The soil is a medium quality loam resting on limestone and clay formation.

The improvements, which require to be paid for separately, comprise nine-roomed dwelling (all conveniences), wash-house, storeroom, and garage. About 350 chains fencing and felling and grassing, valued at £1,197 10s., repayable in cash or by a deposit of £22 10s.; the balance to be secured by instalment mortgage to the State Advances Superintendent over a term of thirty years with interest at the rate of 6 per cent.
