Whakatane County.—Waihi South Survey District.
SECTION 5, Block XII: Area, 1,299 acres 0 roods 12 perches.
Capital value, £395. Half-yearly rent, £7 18s.
Weighted with £497, valuation for improvements comprising
445 chains fencing, four-roomed dwelling and lean-to, and
about 20 acres grassing; to be paid in cash.
Grazing property, situated about twenty-three miles from
Te Puke, eight miles from Matata Railway-station, and six
miles from Matata Post-office and school. About 20 acres
worn-out pasture; balance in manuka, fern, and wineberry.
The section comprises easy to steep hilly country, the soil
generally being of a fair quality except on the western portion,
which is inferior clay land, rather broken. Watered by
permanent springs and creeks.
As witness the hand of His Excellency the Governor-
General, this 30th day of May, 1928.

IN pursuance and exercise of the powers and authorities
conferred upon me by the Land Act, 1924, and the
Land for Settlements Act, 1925, I, General Sir Charles
Fergusson, Baronet, Governor-General of the Dominion of
New Zealand, do hereby declare that the settlement lands
described in the Schedule hereto shall be open for selection
on renewable lease on Thursday, the twelfth day of July,
one thousand nine hundred and twenty-eight, at the rentals
mentioned in the said Schedule; and I do also declare that
the said lands shall be leased under and subject to the pro-
visions of the said Acts.

SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.—SETTLEMENT LAND.—
SECOND-CLASS LAND.
Otamatea County.—Matakohe Survey District.—Bickerstaffe
Settlement.
SECTION 1, Block XV: Area, 335 acres 2 roods. Capital
value, £2,400. Half-yearly rent, £60.
Weighted with £385, valuation for buildings consisting of
six-roomed kauri house, wash-house, cowshed, engine-room,
two sheds, concrete cistern (7,000 gals.), in state of disrepair;
to be paid for in cash or in twenty years by forty half-yearly
instalments of £15 9s. Total half-yearly payment on lease,
£75 9s.
Section 3, Block XV: Area, 402 acres. Capital value,
£2,415. Half-yearly rent, £60 7s. 6d.
Weighted with £490, valuation for improvements consisting
of house and 74 chains of fencing, payable in cash.
Sections are situated four miles from Huarau Railway-
station, two miles and a half from Marohemo School, and ten
miles from Maungaturoto Dairy Factory.
Section 1: About 150 acres good clean pasture (mostly
rattail and paspalum), 130 acres very bad with gorse; balance
tea-tree, with a little grass. Poorly watered by several
swampy gullies. Divided into about ten paddocks, 150
chains subdivisional fencing and 115 chains boundary-fencing,
mostly poor order.
Section 3: About 120 acres good clean pasture (mostly
rattail), 50 acres poor tea-tree land, 10 acres cabbage trees
and manuka, 50 acres solid gorse; balance little grass, bad
with gorse. Divided into five paddocks. Included in capital
value: 261 chains of fencing, valued at £106 10s. Weighted
for improvements consisting of 74 chains of fencing, six-roomed
dwelling (built of first-class kauri), store-room, wash-house,
shearing-shed, and cowshed. Dwelling fitted with several
conveniences. Would be worth much more if land not so
deteriorated. Sections suitable for grazing.

SECOND-CLASS LAND.
Waikato County.—Te Miro Settlement.
Lot 1 of Section 69s: Area, 287 acres 2 roods 30 perches.
Capital value, £430. Half-yearly rent, £10 15s.
Grazing property situated about one and a half miles from
Te Miro Post-office and school and eight miles from Hautapu
Railway-station. About 100 acres in worn-out pasture, the
balance being fern land, mostly unploughable. Watered
by springs.
The improvements, which are included in the capital value,
comprise old whare, half-share in 165 chains boundary-fence,
and grassing, valued at £145.
Section 10s: Area, 225 acres 2 roods. Capital value, £450.
Half-yearly rent, £11 5s.
Situated about six miles from Cambridge Railway-station,
three miles from Te Miro School, and nine miles from Hautapu
Dairy Factory.
About 12 acres have been ploughed and grassed (now run
out), 150 acres have been felled, stumped, and grassed, but
have now reverted to fern and rough feed, and the balance
is in standing bush. The section is poorly watered, while
blackberry and ragwort are spreading.
The improvements, which are included in the capital value,
comprise two-roomed and one-roomed whares, cowshed, 175
chains fencing, felling, ploughing, stumping, and grassing;
valued at £230.
