Opening Settlement Lands in Auckland Land District for Selection.
CHARLES FERGUSSON, Governor-General.
I N pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the Land for Settlements Act, 1925, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare that the settlement lands described in the Schedule hereto shall be open for selection on renewable lease on Monday, the twenty-eighth day of March, one thousand nine hundred and twenty-seven, at the rentals mentioned in the said Schedule; and I do also declare that the said lands shall be leased under and subject to the provisions of the said Acts.
SCHEDULE.
AUCKLAND LAND DISTRICT.—SETTLEMENT LAND.—SECOND-CLASS LAND.
Matamata County.—Patetere North Survey District.—Part Selwyn Settlement.
SECTION 35, Block XV: Area, 179 acres 1 rood 8 perches. Capital value, £400; £100. Half-yearly rent, £10; £6 9s. 6d.†
Section 40, Block XV: Area, 127 acres 0 roods 5 perches. Capital value, £350; £200. Half-yearly rent, £8 15s.; £12 19s.†

† Half-yearly instalment of interest and sinking fund on buildings.
Sections 35 and 40 are situated adjacent to Lichfield Village, and adjoin each other. About four and a half miles from Putaruru Railway-station by good road. The Taupo Totara Timber Company’s railway passes the sections. There is a school and post and telephone office in the village. The land is easy undulating, with soil of a light pumice nature, and practically the whole of either section is capable of being ploughed; watered by artesian bores, but now in disrepair. Altitude about 600 ft. to 650 ft.
Full access rights are reserved for erection or maintenance of electric transmission-line on this section.
Improvements.
Section 35.—Improvements, which are not included in the capital value, comprise two-roomed dwelling and shed, valued at £100, to be paid for either in cash or in ten years by twenty half-yearly instalments of £6 9s. 6d. Total half-yearly payment on lease, £16 9s. 6d. The improvements included in the capital value comprise water bore and 262 chains boundary and internal fencing, valued at £130.
Section 40.—Improvements which are not included in capital value comprise 3-roomed cottage, £150, and cow-shed, £50. Total value, £200, to be paid for either in cash or in ten years by twenty half-yearly instalments of £12 19s. Total half-yearly payment on lease, £21 14s. The improvements included in capital value comprise about 165 chains boundary fence (half-share), drainage, water-bore, about 3 acres pine plantation, and about 26 acres grassing, valued at £225.

AUCKLAND LAND DISTRICT.—NATIONAL ENDOWMENT.—SECOND-CLASS LAND.
Ohinemuri County.—Aroha Survey District.
SECTION 33, Block II: Area, 50 acres. Capital value, £95. Half-yearly rent, £1 18s.
Weighted with £105 valuation for improvements, consisting of two-roomed house and leant-to, shed, and about 60 chains fencing.
Situated at Whitawheta, about two miles distant from Owharoa Railway-station by one mile metalled road and one mile formed road. There is a school and store at Waikino, about three miles distant. The section comprises about twenty acres flat land, cleared and grassed, now reverting to fern and blackberry; balance fern hills, steep country, the soil being of poor quality resting on clay formation. Well watered by stream and springs.

SCHEDULE.
TARANAKI LAND DISTRICT.—RURAL LAND.
Egmont County.—Cape Survey District.
SECTION 41, Block IX. Area: 130 acres 3 roods 12 perches. Capital value, £325. Half-yearly rent, £6 10s.
Exempt from payment of rent for a period of four years, providing improvements to the value of £30 are effected annually.
Section comprises undulating, hummocky country, mostly bush, excepting about 20 acres along Newall Road which has been cleared and grassed. Soil is of a volcanic loam. Well watered.
Section 45, Block IX. Area: 189 acres 2 roods 18 perches. Capital value, £400. Half-yearly rent, £8.
Exempt from payment of rent for a period of five years, provided improvements to the value of £50 are effected annually.
Section comprises undulating country, 100 acres of which has been felled and grassed, but gone back to second growth. Balance badly infested with weeds and rubbish. Good grazing and dairying land when cleared. Soil is of a volcanic loam. Well watered.
Section 46, Block IX. Area, 154 acres 0 roods 14 perches. Capital value, £260. Half-yearly rent, £5 4s.
Exempt from payment of rent for six years, provided improvements to the valued of £50 are effected annually.
Section comprises undulating hummocky country, of good quality, mostly in bush. A few acres have been felled and grassed, but have since gone back to second growth and weeds. Soil is of a volcanic loam. Well watered.
In addition to the capital value shown above, there is a house valued at £200 on the section, and the option is given to the incoming lessee to purchase this house for cash or on an instalment mortgage under the Discharged Soldiers Settlement Act, after payment of deposit of £20. If option not exercised, the Crown reserves the right to remove the house within twelve months.
Section 43, Block IX. Area: 109 acres 2 roods 19 perches. Capital value, £300. Half-yearly rent, £6.
Exempt from payment of rent for four years, providing improvements to the value of £50 are effected annually.
Section comprises stony hills divided by small flats of good quality and swampy creeks. Forty acres have been felled and grassed. Blackberry is bad in the cleared country and edge of bush. Soil is of a volcanic loam. Well watered.
Section 8, Block XIII. Area: 201 acres 0 roods 6 perches. Capital value, £600. Half-yearly rent, £12.
Exempt from payment of rent for two years, providing improvements to the value of £50 are effected annually.
Section comprises undulating to steep country, with a few good flats; about 40 acres in standing bush—30 acres fairly clear, balance going back to scrub and fern. Soil is of a fair quality. Well watered by streams.
