    † Half-yearly instalment of principal and interest on buildings, consisting of dwellinghouse, five rooms and lean-to, lined but not scrimmed or papered, kauri weatherboards, iron roof, brick chimney, new “Orion” stove and boiler, four cupboards, veranda on front and side, also two 400-gallon tanks, valued at £450, to be paid for in cash or in eighteen years by thirty-six half-yearly instalments of £19 5s. 2d. each. Total half-yearly payment on lease, £48 0s. 2d.
    Situated on the Parahi-Awarua Road, about thirteen miles from Matakohe, fourteen miles from Waiotira Railway-station, one mile from Parahi School, and eleven miles from Ruawai Dairy-factory. Undulating country, about 100 acres good pasture (mostly paspalum), 120 acres worn-out pasture, 40 acres tea-tree scrub, 80 acres fern and grass, few acres shelter bush. Soil fair clay on clay formation. Fairly well watered by small streams. Fencing comprises about 110 chains, partly burnt posts, rotting, poor order, and 215 chains in good repair. Suitable for sheep-farming.

Rodney County.—Waiteitei Settlement.

Section 7s: Area, 174 acres 0 roods 28 perches. Capital value, £505; £195.* Half-yearly rent, £12 12s. 6d.; £9 7s. 10d.†

    † Half-yearly instalment of principal and interest on buildings, consisting of four-roomed dwelling (three walls brick, balance wood, iron roof), cow-shed (wood, iron roof, concrete floor), and two other small sheds, valued at £195, to be paid for in cash or in fifteen years by thirty half-yearly instalments of £9 7s. 10d. each. Total half-yearly payment on lease, £22 0s. 4d.
    Situated on the Tapu Road between Wellsford and Toma-rata. Access is from Wellsford Railway-station, seven miles distant, by formed road, two miles of which is metalled. Two miles from Waiteitei School. About 25 acres grass, 80 acres bush: balance fern, scrub, and rough feed. Soil is clay resting on sandstone formation. Well watered by streams and springs. Undulating land all more or less ploughable when cleared and stumped. About 200 chains of fencing in fair condition generally.

Opening Lands in the North Auckland Land District for Sale or Selection.


CHARLES FERGUSSON, Governor-General.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Monday, the ninth day of January, one thousand nine hundred and twenty-eight, and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased as those mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924.


SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.

Waitemata County.—Waitemata Survey District.

SECTION 2, Block XIV: Area, 16 acres 2 roods 34 perches. Capital value, £165. Deposit on deferred payments, £10; half-yearly instalment, £5 0s. 9d. Renewable lease: Half-yearly rent, £3 6s.

Section 3, Block XIV: Area, 12 acres 1 rood 22 perches. Capital value, £650. Deposit on deferred payments, £30; half-yearly instalment, £20 3s. Renewable lease: Half-yearly rent, £16 5s.

Sections form part of the Birdwood Block, situated between Henderson and Swanson. Access is from the Swanson Railway-station, about two miles distant by formed road, about one mile and a quarter of which is metalled. Soil is clay resting on clay and sandstone formation. Watered by springs and swampy stream. Altitude, 200 ft. to 400 ft. above sea-level.

Section 2: Rough broken section, in hakea and scrub. All more or less ploughable. No improvements.

Section 3: Undulating land, all more or less ploughable, in fair pasture. Improvements, included in capital value, consist of dwelling of four rooms and lean-to, kauri weatherboards, brick chimney, iron roof, bath, sink, two 400-gallon tanks, two sheds built of iron, 54 chains of fencing, and 12 acres of grassing.

Sections 5 and 6, Block XIV: Area, 27 acres 1 rood 24 perches. Capital value, £410. Deposit on deferred payments, £20; half-yearly instalment, £12 13s. 6d. Renewable lease: Half-yearly rent, £8 4s.

Weighted with £114, valuation for improvements consisting of 27 acres of grassing, about 55 chains fencing (fair condition), and shack (very poor).

Situated five miles from Henderson Railway-station by formed road, metalled for most part, or three miles and a half from Swanson by formed road metalled one mile and a quarter. Undulating land which has all been ploughed and grassed, but is now going back. Soil is clay resting on sandstone formation. Poorly watered by spring.

Section 9, Block XIV: Area, 10 acres 2 roods 17 perches. Capital value, £155. Deposit on deferred payments, £5; half-yearly instalment, £4 17s. 6d. Renewable lease: Half-yearly rent, £3 2s.

Weighted with £51 5s., valuation for improvements consisting of 10 acres of grassing and 25 chains of fencing in very fair order generally.

Situated about five miles and a half from Henderson Railway-station by formed road, five miles of which is metalled, or three miles from Swanson by formed road, about one mile and a quarter of which is metalled. Undulating land in hakea and scrub. Land has all been ploughed and grassed, but has now gone back considerably. Clay soil resting on sandstone formation. Poorly watered by springs. No buildings.

Section 18, Block XIV: Area, 15 acres 3 roods 30 perches. Capital value, £105. Deposit on deferred payments, £5; half-yearly instalment, £3 5s. Renewable lease: Half-yearly rent, £2 2s.

Section is part of the well-known Birdwood Block, situated between Henderson and Swanson. Access is from Swanson Railway-station, two miles distant by formed road, half a mile metalled. Very broken country, covered with hakea and gorse. About two-thirds of section ploughable. Well watered. Altitude, 200 ft. to 300 ft. above sea-level.
