Opening Settlement Lands in Auckland Land District for Selection.

CHARLES FERGUSSON, Governor-General.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the Land for Settlements Act, 1925, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare that the settlement lands described in the Schedule hereto shall be open for selection on renewable lease on Tuesday, the twenty-fifth day of October, one thousand nine hundred and twenty-seven, at the rentals mentioned in the said Schedule; and I do also declare that the said lands shall be leased under and subject to the provisions of the said Acts.

SCHEDULE.

AUCKLAND LAND DISTRICT.—SETTLEMENT LAND.—FIRST-CLASS LAND.

Hauraki Plains County.—Horahia Settlement.

SECTION 6s: Area, 64 acres 3 roods 13 perches. Capital value, £1,305; *£215. Half-yearly rent, £32 12s. 6d; †£13 18s. 5d.

  • Valuation for improvements.

† Half-yearly instalment of principal and interest on buildings comprising two-roomed cottage, cowshed with concrete yard, and approximately 110 chains fencing, valued at £215, payable in cash or in ten years by twenty half-yearly instalments of £13 18s. 5d. Total half-yearly payment on lease, £46 10s. 11d.

Situated about six miles from Kopu Railway-station, and three miles from Ngatea School, Wharf, and Dairy-factory. About 50 acres in worn-out pasture; balance rough pasture. Watered by drains. Subdivided into five paddocks.

Improvements included in the capital value are approximately 70 chains fencing, 120 chains drains, clearing and stumping, and artesian bore, valued at £265.

Section 5s: Area, 64 acres 3 roods 14 perches. Capital value, £1,290; *£350. Half-yearly rent, £32 5s.; †£17 13s. 6d.

  • Valuation for buildings.

† Half-yearly instalment of principal and interest on buildings comprising dwelling of four rooms in fair order, and cowshed with concrete yard, valued at £350, payable in cash or in fourteen years by twenty-eight half-yearly instalments of £17 13s. 6d. Total half-yearly payment on lease, £49 18s. 6d.

Situated three miles from Ngatea Wharf, School, and Dairy-factory. About 30 acres bush land, cleared and stumped, and 14 acres harrowed. The whole area has been grassed, but is now becoming overgrown with rushes, pennyroyal, and buttercups, with patches of white clover. Subdivided into nine paddocks.

The improvements included in the capital value comprise 230 chains fencing, 90 chains drain, and 30 acres clearing and stumping, valued at £250.

Otorohanga County.—Pukemapou Settlement.

Section 3s: Area, 70 acres. Capital value, £520; *£100. Half-yearly rent, £13; †£7 14s. 9d.

  • Valuation for improvements.

† Half-yearly instalment of principal and interest on improvements comprising 60 acres old pasture, 19 chains fencing, windmill, well, and tank, valued at £100, payable in cash or in eight years by sixteen half-yearly instalments of £7 14s. 9d. Total half-yearly payment on lease, £20 14s. 9d.

Situated eleven miles from Otorohanga Railway-station and Dairy-factory, and four miles from Ngahape School. Land flat to undulating. About 60 acres in worn-out pasture; balance swamp land, which could be drained. Watered by running stream and windmill. Suitable for dairying and root cropping.

Taupo County.—Reporoa Settlement.

Section 5s: Area, 97 acres 2 roods. Capital value, £810. Half-yearly rent, £20 5s.

Section 11s: Area, 100 acres 1 rood 30 perches. Capital value, £1,025. Half-yearly rent, £25 12s. 6d.

The Reporoa Settlement is situated about twenty-five miles from Rotorua, on the Rotorua-Taupo Road, and contains a school, store, and post and telephone office, which are about two and three-quarter miles distant from the sections now being offered. There is a daily mail-service during the summer, and thrice weekly during the winter, and during the dairying season lorries collect cream daily from the settlement for the Rotorua and Ngongotaha Dairy Factories.

The sections comprise level part reclaimed swamp land, all ploughable when drained, and at present covered in wiwi rush, tea-tree, niggerhead, short flax, and some rough feed. The soil is of a peaty nature, resting on pumice formation. Sections are well watered by the Waiotapu Stream and drains. Access is by a bridge across the Waiotapu Stream.

The improvements included in the capital values comprise: Section 5, 30 chains fence on outlet drain and half-share in 22 chains boundary fence, valued at £28. Section 11, 26 chains fencing on outlet drain, valued at £19 10s.

Waipa County.—Puahue Settlement.

Section 19s: Area, 101 acres. Capital value, £560; *£235. Half-yearly rent, £14; †£11 6s. 5d.

  • Valuation for buildings.

† Half-yearly instalment of principal and interest on buildings comprising dwelling and lean-to, washhouse, cowshed, separator-room, and pigsty, valued at £235, payable in cash or in fifteen years by thirty half-yearly instalments of £11 6s. 5d. Total half-yearly payment on lease, £25 6s. 5d.

Situated eleven miles from Te Awamutu Railway-station and three miles from Puahue School. Cream lorry passes within one mile of section. About 40 acres rough sidlings in fern; balance in worn-out pasture.

The soil is of a light nature, poorly watered by creek and small springs; infested with ragwort and rabbits. Subdivided into five paddocks.

The improvements included in the capital value comprise 80 chains subdivisional fencing, 10 chains of boundary and 34 chains of road boundary fence; valued at £56 10s.

Opening Land in the Nelson Land District for Sale or Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the land described in the Schedule hereto shall be open for sale or selection on Tuesday, the eighth day of November, one thousand nine hundred and twenty-seven, and also that the land mentioned in the said Schedule may, at the option of the applicant, be purchased for cash or on deferred payments, or be selected on renewable lease; and I do hereby also fix the price at which the said land shall be sold, occupied, or leased as that mentioned in the said Schedule hereto, and do declare that the said land shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924.

SCHEDULE.

NELSON LAND DISTRICT.—THIRD-CLASS LAND.

Murchison County.—Takaka Survey District.

SECTION 3, Block VI: Area, 88 acres 2 roods. Capital value, £25. Deposit on deferred payments, £1 5s.; half-yearly instalment, 15s. 6d. Renewable lease: Half-yearly rent, 10s.

Situated on the banks of the Waingaro River, eight miles from Takaka, by good road. About 20 acres in bush; balance has been felled and sown and partly burnt, but has now gone back to fern and rubbish. Mostly broken land of poor quality. Bush consists of birch and tawhero with a similar undergrowth. Well watered.

As witness the hand of His Excellency the Governor-General, this 15th day of September, 1927.

IN pursuance and exercise of the powers vested in me by section one hundred and nineteen of the Public Works Act, 1908, and of all other powers and authorities in anywise enabling me in this behalf, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby authorize the Dannevirke County Council to construct the bridge (together with approaches thereto) described in the Schedule hereto; and I do also declare that the cost thereof, less such contribution (if any) as may be made thereto
