Whangarei County.—Hukerenui Survey District.—Bayliss Settlement.
Section W. and M. 12, Block XII: Area, 201 acres 1 rood. Capital value, £670; £480.* Half-yearly rent, £16 15s; £23 2s. 5d.†
- Buildings.
† Half-yearly instalment of principal and interest on buildings, consisting of five-roomed kauri dwelling (iron roof, brick chimney, Orb stove), requires repapering and spouting renewing, veranda on front and part of two sides; buggy-shed and store-room; cow-byre and engine-room with concrete floor (four bails, patent doors), stable and feed-room; valued at £480, to be paid for in cash or in fifteen years by thirty half-yearly instalments of £23 2s. 5d. Total half-yearly payment on lease, £39 17s. 5d.
Property situated about four miles from Otonga Railway-station, one mile from school, and seven miles from Hikurangi Dairy Factory. Road metalled to within half mile of property. Cream-cart daily. About one-third land is hilly to undulating, balance hilly to broken. Soil is good on river flat, balance poor clay. Land lies well to sun. There are about 40 acres good pasture, 80 acres fern with little grass and tea-tree, balance tea-tree scrub with 1 acre shelter-bush. 190 chains of boundary-fencing is in fair order, and about 80 chains of subdivision-fencing in fair order generally.

Opening Settlement Lands in Auckland Land District for Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the Land for Settlements Act, 1925, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare that the settlement lands described in the Schedule hereto shall be open for selection on renewable lease on Monday, the thirteenth day of December, one thousand nine hundred and twenty-six, at the rentals mentioned in the said Schedule; and I do also declare that the said lands shall be leased under and subject to the provisions of the said Acts.

These settlements are distant about nineteen miles by road from Pokeno Railway-station, and seventeen miles by launch from Mercer to Kopuku Landing. There is a post-office, school, and store within a short distance from both settlements.
Kopuku Settlement.
Section 1s comprises about 30 acres low-lying swamp, subject to severe flooding, 60 acres low-lying swamp, capable of being grazed during the summer season, the balance being undulating dry land, ploughed and sown in grass. Soil is mostly peat of good quality. Watered by Kopuku Stream.
Section 2s comprises about 5 acres of dry land in wornout pasture, balance being low-lying swamp which is very wet during winter. The soil is peat, of good quality; watered by swamp and drains.
Section 3s comprises about 62 acres of undulating land in poor pasture, 10 acres undulating land in fern and tea-tree, balance being swamp land, badly infested with blackberry. The soil is clay loam on the undulating portion and peat in the swamp; poorly watered by swamp and drains.
Kopuku No. 2 Settlement.
Sections 3s, 5s, and 6s comprise about 94 acres undulating ploughable land in poor pasture, 30¾ acres undulating ploughable land in fern and scrub, 11 acres steep faces, unploughable, balance being swamp land infested with blackberry. The soil is clay loam on the undulating portion and peat in the swamp. Watered by drains, well, and windmill.
Section 6s comprises about 14 acres of flat to undulating land in wornout pasture; the balance being swamp badly infested with blackberry. The soil is clay loam on the undulating portion and peat in the swamp; watered by swamp, well, and windmill.
Section 8s comprises about 60 acres undulating ploughable land, balance swamp badly infested with blackberry. The soil is clay loam on the undulating portion and peat in the swamp; poorly watered by swamp and drains.
Section 9s comprises about 30 acres of undulating land in poor pasture, 42½ acres undulating land in fern and tea-tree, balance swamp badly infested with blackberry. The soil is clay loam on the undulating portion and peat in swamp. Poorly watered by swamp and drains.
IMPROVEMENTS.
The improvements not included in the capital values and to be paid for separately are as follows:—
Kopuku Settlement.
Section 2s: Dwelling, three-rooms, bathroom, and scullery, in good condition, valued at £200; repayable in cash or in ten years by twenty half-yearly instalments of £12 19s.; total half-yearly payment on lease, £16 19s.
Section 3s: Dwelling, three-rooms and pantry, wash-house and cow-shed (six bails); valued at £290, repayable in cash or in ten years by twenty half-yearly instalments of £18 15s. 7d.; total half-yearly payment on lease, £30 0s. 7d.
Kopuku No. 2 Settlement.
Sections 3s, 5s, and 6s: Dwelling, five rooms, in fair condition, wash-house, man’s room, and cow-shed; valued at £260; repayable in cash or in ten years by twenty half-yearly instalments of £16 16s. 8d.; total half-yearly payment on lease, £42 16s. 8d.
The improvements which are included in the capital value are as follows:—
Kopuku Settlement.
Section 1s: 13 acres grassing, 40 chains fencing, three-roomed leanto, and two-bail cow-shed; valued at £94.
Section 2s: 5 acres grassing, 75 chains fencing, cow-shed, and piggery; valued at £58.
Section 3s: 62 acres grassing and 150 chains fencing; valued at £130 10s.
Kopuku No. 2 Settlement.
Sections 3s, 5s, and 6s: 94 acres grassing and 420 chains fencing, orchard, &c.; valued at £246.
Section 8s: 40 acres grassing, 100 chains fencing, and cow-shed; valued at £75.
Section 9s: 30 acres grassing, 250 chains fencing, four-bail cow-shed and separator-room (concrete floor); valued at £152 10s.
