Notifying Lands in Nelson Land District for Sale by Public
Auction.

In pursuance of the powers and authorities conferred upon me by section one hundred and thirty-two of the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor - General of the Dominion of New Zealand, do hereby appoint Monday, the sixth day of July, one thousand nine hundred and twenty-five, as the time at which the lands described in the Schedule hereto shall be sold by public auction; and I do hereby fix the prices at which the said lands shall be sold as those mentioned in the said Schedule hereto.

Situated about fourteen miles from Collingwood by road, which is formed part of the way only, the greater portion being along the sea-beach. A wharf has been constructed by the Puponga Coal Company, and there is now direct steamer communication with Wanganui, Wellington, and Nelson. Soil is of sandy nature suitable for light cultivation, covered more or less with light manuka. Fresh water is obtainable by sinking.

Opening Settlement Lands in Marlborough Land District for Selection.

In pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, and the Land for Settlements Act, 1908, and amendments, I, General Sir Charles Fergusson, Baronet, Governor - General of the Dominion of New Zealand, do hereby declare that the settlement lands described in the Schedule hereto shall be open for selection on renewable lease on Tuesday, the thirtieth day of June, one thousand nine hundred and twenty-five, at the rentals mentioned in the said Schedule ; and I do also declare that the said lands shall be leased under and subject to the provisions of the said Acts.

SCHEDULE.

MARLBOROUGH LAND DISTRICT.--SETTLEMENT LAND.--FIRST-CLASS LAND.

Kaikoura County.--Fernleigh Settlement.

Greenburn Survey District.

Section 1s, Block II : Area, 69 acres 0 roods 12 perches ; capital value, £3,370 ; half-yearly rent, £75 16s. 6d.

Section 2s, Block II : Area, 75 acres 1 rood 19 perches ; capital value, £3,320 ; half-yearly rent, £74 14s.

Section 3s, Block II : Area, 73 acres 2 roods 5 perches ; capital value, £2,885 ; half-yearly rent, £64 18s. 3d.

Section 4s, Block II : Area, 98 acres 3 roods 25 perches ; capital value, £2,500 ; half-yearly rent, £56 5s.

Section 5s, Block II : Area, 118 acres 3 roods ; capital value, £2,610 ; half-yearly rent, £58 14s. 6d.

Section 6s, Block II : Area, 155 acres 2 roods ; capital value, £1,905 ; half-yearly rent, £42 17s. 3d.

Mount Fyffe Survey District.

Section 7s, Block VI : Area, 88 acres 1 rood 15 perches. Capital value, £3,510 ; buildings, £175. Half-yearly rent, £78 19s. 6d. ; £11 6s. 8d.*

  • Half yearly instalment of interest and sinking fund on buildings (cow-byrne and calf-house), valued at £175, payable

in cash or in ten years by twenty half-yearly instalments of of £11 6s. 8d.. Total half-yearly payment on lease, £90 6s. 2d.

DESCRIPTION OF SECTIONS.

Section 1s : All flat, first-quality agricultural and dairying land, good pasture, English grasses. Fenced on road frontage. Boundary-fencing, valued at £56, included in the capital value.

Section 2s : Two-thirds flat, balance hills. Flat, excellent dairying land, somewhat wet in parts. Can be improved by further draining ; good pasture. Boundary and internal fencing, valued at £58, included in the capital value.

Section 3s : Two-thirds flat, balance hills. Flat, very rich first-class dairying land, good pasture, wet in parts. Can be improved by further draining. Hills, hard, in native grass. Boundary and internal fences, valued at £70, are included in the capital value.

Section 4s : Nearly ring-fenced. Half flat, balance hills. Flat, rich, deep soil, capable of improvement by further draining. Good pasture. Hills in native grass. Boundary and internal fences valued at £56 are included in the capital value.

Section 5s : About half flat, half hills. Small area of stony land and flat, balance on flat recently laid down in English rye-grass, part wet. Can be improved by further draining. Hills hard, in native grass and manuka-scrub. Boundary and internal fences, valued at £75, are included in the capital value.

Section 6s : Half, flat to undulating, balance hilly, with the exception of a small area of stony land along the front ; the flat land is of good quality and can be further improved by draining. Pasture on this section consists of danthonia, fiorin, crested dog's tail, white clover, fog, &c., with some manuka on hills. Boundary and internal fencing, valued at £105, is included in the capital value.

Section 7s : All good flat land in good English pasture, with the exception of about 15 acres of easy hills at the southern end and in danthonia. Boundaries with Section 1s and 2s not fenced. Boundary and internal fencing, valued at £86, is included in the capital value.

The improvements on Section 7s, not included in the capital value, but which must be paid for separately, comprise cow byre and yards valued at £150, and calf-shed valued at £25.

GENERAL DESCRIPTION.

Fernleigh Settlement, being a portion of Mr. S. Andrew's well-known Fernleigh Estate, is situated on the Main Kaikoura-Waiau Road, distant about six miles and a half from Kaikoura town and port, about four miles from the Kaikoura Suburban Dairy Factory, and about two miles from a school, all by good metalled roads. There is also a very efficient cream service connecting with Christchurch, and a mail-car service passing tri-weekly. The land is eminently adapted for dairying, being partly flat and partly hilly, all being in good pasture. The flats comprise some of the finest dairying country in Marlborough, being drained swamp, and capable of further improvement by more draining. The hills, carrying native grasses and a little manuka-scrub, have a northerly aspect and work in well with the flat land. There are a few rabbits on the hilly portion of the settlement. The altitude varies from about 200 ft. to 1,000 ft. above sea-level. The district enjoys a good climate with a sufficient rainfall for successful dairy farming.

SPECIAL CONDITIONS.

  1. The drains adjacent to the section-boundaries are deemed to be party drains, and the adjoining lessees are jointly held responsible for the cleaning, repairing, and other-wise maintaining in a due state of efficiency of same.

  2. The right is reserved to any lessee to construct and connect subsidiary or cross drains to the main drains adjacent to his section boundary, notwithstanding the fact that such main drains may not be on his section, but no such right shall be exercised without the consent of the Commissioner of Crown Lands being first obtained.

  3. The lessee shall cleanse, repair, and keep in a due state of efficiency all open, piped, or covered drains within their respective sections.

  4. The lessee shall clean, repair, and keep in a due state of efficiency, the portions of the Ewelme Stream within their respective sections.

  5. The lessees shall not cut down or remove any of the exotic trees growing on the land demised without first obtaining consent of the Commissioner of Crown Lands in writing.
