Hobson County.—Okahu Parish.

Section 85 : Area, 65 acres; upset annual rental, £8 15s. Section situated on Okahu-Mititai Road (known as Lush's Road) twelve miles from Mititai, eight miles metalled, balance clay cart-road. One quarter of a mile from Okahu No. 2 School. Elevation ranges from 250 ft. to 400 ft. Section comprises level to undulating land, 20 acres heavy tea-tree and bush, balance poor tea-tree country. Soil on 45 acres is poor clay, balance sandstone on clay and sandstone formation. Section is poorly watered by a creek in one corner. Fencing consists of 100 chains, some 65 of which is poor, four wires, and balance good seven-wire fence.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Six months’ rent at the rate offered, valuation for improvements, and £2 2s. lease fee and cost of registration must be deposited on acceptance of bid.

  2. Term of lease, twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

  3. Rent payable half-yearly in advance.

  4. Lessee to maintain in good substantial repair all buildings, drains, and fences; to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.

  5. Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.

  6. Lessee to keep the land free from noxious weeds, rabbits, and vermin.

  7. Lessee not to use or remove any gravel without the consent of the Land Board.

  8. Lessee not to carry on any noxious, noisome, or offensive trade upon the land.

  9. Lessee not to make improvements without the consent of the Land Board.

  10. Lessee not entitled to any compensation for improvements; but if the lease is not renewed upon expiration, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for buildings and improvements effected by the original lessee with the consent of the Board; failing disposal, the land and buildings revert to the Crown without compensation.

  11. Lease liable to forfeiture if conditions are violated.

  12. Lessee to keep buildings insured.

  13. Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

Education reserves are included in the classes of land on which, with the approval of the Advances Board, money may be advanced by the State Advances Office.

The reserves are described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Form of lease may be perused and full particulars obtained at this office.

Possession will be given on the day of sale.

NOTICE is hereby given that the Education Reserve described in the Schedule hereto will be offered for lease by public tender under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies' Leases Act, 1908.

Tenders will be received at the office of the Commissioner of Crown Lands, North Auckland Land District, Auckland, up to four o'clock p.m. on Thursday, the 19th day of March, 1925, and should be marked on the outside with the words “Tender for Education Reserve Lease.”

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.-EDUCATION RESERVE.

Franklin County.—Puni Parish.

Lots 1, 2, and 4 of Section 17 : Area, 322 acres 2 roods 13 perches ; upset annual rent, £235.

land. The soil is first-class semi-volcanic, well suited for cropping, especially for potatoes. The whole property is well watered by streams, springs, and artesian wells. Would make a good dairy farm. Fences in fairly good repair, and land practically all in grass, excepting 20 acres in cultivation, 10 acres green bush, and a portion of Lot 4 in fern, scrub, and rough feed.

Improvements.--The improvements to be paid for separately consist of a nine-roomed house and outbuildings valued at £600, which may be paid for in cash or in fifteen years by thirty half-yearly instalments of £28 18s.

NOTICE is hereby given that the undermentioned pastoral runs are open for selection, and applications will be received at the District Lands and Survey Office, Dunedin, up to 4 o'clock p.m. on Thursday, the 26th day of March, 1925.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Dunedin, on Friday, the 27th day of March, 1925, at ten o'clock a.m., or an applicant may be examined by the Land Board of any other district.

The ballot will be held at the District Lands and Survey Office, Dunedin, on Friday, the 27th day of March, 1925, at the conclusion of the examination of applicants.

Preference at the ballot will be given to landless applicants who have one or more children dependent upon them, to landless applicants who within two years immediately preceding date of ballot have applied for land at least twice unsuccessfully, to applicants who have served beyond New Zealand as members of the Expeditionary Force, and to persons engaged on military service beyond New Zealand
