Lands in Nelson Land District for Sale or Lease by Tender under the Provisions of the Discharged Soldiers Settlement Act, 1915, and Amendments.

NOTICE is hereby given that written tenders, addressed to the Commissioner of Crown Lands, Nelson, will be received at the District Lands and Survey Office, Nelson, up to 4 o'clock p.m., on Monday, the 11th day of February, 1924, for the undermentioned properties, in terms of the Discharged Soldiers Settlement Act, 1915, and the amendments thereof.

Tenderers must appear personally before the Land Board on the 14th February, 1924, at 10 o'clock a.m., for examination, bringing with them evidences of their financial positions, and in the case of discharged soldiers their certificates of discharge.

SCHEDULE.

NELSON LAND DISTRICT.

For Sale for Cash or Selection on Renewable Lease.

LOT 6, Part Sections 31 and 32, "Moutere Hills," Block XVI, Motueka Survey District : Area, 9 acres 1 rood 18 perches. Title : Freehold, Land Transfer. Purchase price, £50. Annual rental on renewable lease, £2 10s.

Locality and description : Situated four miles from Upper Moutere Post-office by good road. Originally in orchard, which has now been destroyed. Fenced on three sides with post-and-wire and netting fence. There is a packing-shed on the property belonging to the Moutere Amalgamated Fruit Lands (Limited).

Locality and description : Mixed farm situated six miles from Takaka by good road. School and dairy factory one mile distant. Subdivided into eight paddocks; 70 acres in grass, 80 acres overrun with gorse and blackberry. Watered by small streams. Property comprised two separate sections about three-quarters of a mile apart. Soil fair to poor, resting on granite formation.

Buildings : The buildings consist of a dwellinghouse of five rooms, barn, stable, cowshed, &c.

Locality and description : Small mixed farm situated in Pigeon Valley three miles from Wakefield Post-office and railway-station by good metalled road. About 4 acres orchard in poor condition, balance pasture; soil of poor quality; subdivided into seven paddocks. Fencing in poor condition. Watered by creek.

Buildings : The buildings consist of an old six-roomed house, washhouse, stable, trap-shed, hay-shed, &c.

INSTRUCTIONS TO TENDERERS.

Tenders must be lodged at the District Lands and Survey Office, Nelson, enclosed in a properly stamped envelope, and marked on the outside “Tender for Farm.”

The highest tender will not necessarily be accepted.

Tenderers must appear personally before the Land Board on the 14th day of February, 1924, for examination, bringing with them evidences of their financial positions, and in the case of discharged soldiers their certificates of discharge.

The lands are described for the general information of intending tenderers, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

A tender for cash must be accompanied by a deposit of one-fifth of the purchase-money, together with the Crown grant fees, and the balance will be payable within thirty days after acceptance of tender.

A deferred-payment tender must be accompanied by the prescribed deposit.

A tender for a renewable lease must be accompanied by a half-year's rent and lease fee of £1 1s. Rental for the broken period is also payable.

In the case of land disposed of on deferred payments, interest on the unpaid purchase-money will be at the rate of 5 per cent. if the successful tenderer be a discharged soldier, and at the rate of 5½ per cent. if a civilian.

Civilians are eligible to tender, but if a civilian and a discharged soldier tender for the same property preference will be given to the soldier, provided that his qualifications as a farmer are viewed favourably by the Land Board.

Tenderers are advised to obtain from this office full particulars regarding the terms of mortgages and payments required thereunder in connection with the properties for which they desire to tender.

Small Grazing-run in Nelson Land District for Lease.

District Lands and Survey Office,

Nelson, 10th December, 1923.

NOTICE is hereby given that the undermentioned small grazing-run is open for selection in terms of the Land Act, 1908, and amendments; and applications will be received at the District Lands and Survey Office, Nelson, up to 4 o'clock p.m., on Tuesday, the 12th February, 1924.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Nelson, on Thursday, the 14th February, 1924, at 10 o'clock a.m., but if any applicant so desires he may be examined by the Land Board of any other district.

Preference at the ballot will be given to landless applicants who have one or more children dependent on them, to landless applicants who within two years immediately preceding date of ballot have applied for land at least twice unsuccessfully, to applicants who have served beyond New Zealand as members of the Expeditionary Force, and to persons engaged on military service beyond New Zealand in connection with the late war, if such persons immediately prior to the war were bona fide residents of New Zealand.

The ballot will be held at the District Lands and Survey Office, Nelson, at the conclusion of the examination of applicants.
