Section 254: Area, 230 acres 0 roods 8 perches. Capital value, £460. Occupation with right of purchase: Half-yearly rent, £11 10s. Renewable lease: Half-yearly rent, £9 4s.

Weighted with £15 10s., valuation for improvements.

Altitude ranges from 50 ft. to 150 ft. above sea-level. Undulating to broken land, covered with short tea-tree and fern. Soil is of clay, resting on clay formation; fairly well watered by swamps, excepting Section 243, which has no water. Distant from Mangawai about two miles by cart-road partly metalled.

Rodney County.—Otamatea Survey District.

Section 36, Block XVI: Area, 23 acres 0 roods 30 perches. Capital value, £70. Occupation with right of purchase: Half-yearly rent, £1 15s. Renewable lease: Half-yearly rent, £1 8s.

Altitude, 200 ft. to 260 ft. above sea-level. Undulating land broken by small gullies, covered in fern, hakea, and manuka; all ploughable. The soil is patchy, varying from a heavy to a poor loam; poorly watered by swampy stream, dry in summer, but water can be obtained by sinking. The section is situated to the south of the Wellsford Railway-station. The access is from Wellsford, which is about thirty chains distant by formed cart-road.

SECOND-CLASS LAND.

Bay of Islands County.—Kawakawa Survey District.

Section 6, Block XII: Area, 217 acres. Capital value, £220. Occupation with right of purchase: Half-yearly rent, £5 10s. Renewable lease: Half-yearly rent, £4 8s.

Altitude, 10 ft. to 200 ft. above sea-level. Hilly and broken land, about one-third fern and manuka scrub, balance heavy manuka and mixed forest comprising totara, puriri, rimu, towai, &c., with medium undergrowth of supplejack, kohutu-hutu, mahoe, &c. Soil of inferior quality, on clay and sandstone formation; well watered by streams. Distant about one mile from Taumarere Railway-station by formed bridle-track.

Rodney County.—Pakiri Survey District.

Section 36, Block XII: Area, 99 acres. Capital value, £100. Occupation with right of purchase: Half-yearly rent, £2 10s. Renewable lease: Half-yearly rent, £2.

Altitude, 200 ft. to 350 ft. above sea-level. Approximately 25 acres of swamp of fair quality; the balance is undulating to steep broken country. Approximately half this section is exceptionally poor land, and is all in fern and manuka scrub, with patches of flax in gullies. Three-quarters ploughable. The soil varies from a loam of fair quality to red and white clay, resting on pipeclay formation. The swamp has a fair amount of flax and cabbage-trees in it, and is of fair quality. Well watered by swamp and swampy creeks. Access from Wellsford Railway-station, about one mile and a half distant by formed dray-road, one mile of which is metalled.

Opening Lands in North Auckland Land District for Selection on Renewable Lease.


JELLICOE, Governor-General.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1908, I, John Rushworth, Viscount Jellicoe, Governor-General of the Dominion of New Zealand, do hereby declare that the national-endowment lands described in the Schedule hereto shall be open for selection on renewable lease on Tuesday, the fifteenth day of May, one thousand nine hundred and twenty-three, at the rentals mentioned in the said Schedule; and I do also declare that the said lands shall be leased under and subject to the provisions of the said Act.


SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.—NATIONAL ENDOWMENT.

Bay of Islands County.—Russell Survey District.

SECTION 1, Block VI: Area, 407 acres; capital value, £800; half-yearly rent, £16.

Altitude, 10 ft. to 400 ft. above sea-level. Undulating to steep and broken country; about 35 acres mixed bush in gullies, 100 acres in manuka and fern, and 260 acres poor to fair soil of danthonia, buffalo grass, rat-tail, and an occa-

sional plant of paspalum. Sixty chains of fencing has been done, but is now in ruins. Access is from Opua by sea, about four miles distant.

Section 1, Block X, area 365 acres 2 roods; and Section 4, Block X, area 40 acres: Total area, 405 acres 2 roods; capital value £560; half-yearly rent, £11 4s.

Section 1.—Altitude, 10 ft. to 400 ft. above sea-level. Undulating to steep and broken country. About 200 acres mixed bush, balance fern and tall tea-tree. The soil is volcanic, resting on sandstone formation. Forest is light mixed bush, with a dense undergrowth of karie, &c.; well watered by stream. A surveyed road intersects the Waikare-Keretu Road, distant about four miles. The access is by boat down the Waikino Stream to Opua, which is about four miles distant.

Section 4.—Altitude, 10 ft. to 400 ft. above sea-level. Undulating to hilly country; 20 acres in danthonia, balance light bush and manuka. Soil is of good quality, volcanic, resting on sandstone formation. Access is from Opua, which is about five miles distant.
