NOTICE is hereby given that the surrender of the lease
of the undermentioned land having been accepted by
resolution of the Nelson Land Board, the said land has there-
by reverted to the Crown, under the provisions of the Land
Act, 1908.

Land in the Auckland Land District for Sale or Lease to
Discharged Soldiers.

NOTICE is hereby given that the undermentioned land
will be offered for sale or lease under the Discharged
Soldiers Settlement Act, 1915, and the regulations there-
under; and applications will be received at the District Lands
and Survey Office, Auckland, up to 4 o’clock p.m. on Monday,
the 23rd day of May, 1921.
The lands may be purchased for cash or on deferred pay-
ments, or selected on lease for a term of thirty-three years,
with right of renewal for further terms of thirty-three years
and a right to acquire the freehold.
Applicants must appear personally before the Land Board
for examination at the District Lands and Survey Office,
Auckland, on Wednesday, 25th May, 1921.
The ballot will be held at the conclusion of the examination
of applicants.

IMPROVEMENTS.
The following improvements are not included in the capital
value, but are to be paid for separately by half-yearly instal-
ments of interest and sinking fund :—
Section 28.—Dwellinghouse, two rooms, iron roof and
chimney; value, £60. Repayable in seven years by fourteen
half-yearly instalments of £5 3s. 9d.; total half-yearly pay-
ment on lease, £22 14s. 9d.
The improvements which are included in the capital values
of the sections are as follows :—
Section 24.—Half share 80 chains boundary fence, value £20.
Section 25.—Half share 32 chains boundary fence, value £8.
Section 26.—Half share 130 chains boundary fence and
55 chains internal fence, value £240.
Section 27.—Half share 60 chains boundary fence and 20
chains internal fence, value £100.
Section 28.—Half share 36 chains boundary fence, value £36.
Section 31.—Half share 40 chains boundary fence, value £40.
Section 32.—Half share 92 chains boundary fence and 90
chains internal fence, value £272.
Section 34.—60 chains internal and road-boundary fence,

DESCRIPTION.
Reporoa Settlement is situated about twenty-five miles
from Rotorua, on the Rotorua–Taupo Road. Adjoining the
settlement there is a school, also a post and telephone office.
The district has a daily mail-service from Rotorua during the
summer months, and three times weekly during the winter
months.
The portion of the estate which is now being offered is gene-
rally level to undulating, the soil on the higher land being of
pumice formation.
Sections 30 and 36 comprise swamp land, the former being
in a fairly dry condition. Sections 34 and 35 are each in
two separate portions, of which the larger are all swamp.
The remainder of the sections contain proportions of dry
land and partially drained swamp, which is capable of im-
provement by further drainage. Water is provided either
by streams or drains running through the sections.

Timber in Nelson Land District for Sale by Public Auction.
District Lands and Survey Office,
Nelson, 12th April, 1921.
NOTICE is hereby given that the right to cut and remove
timber on the undermentioned lands will be offered
for sale by public auction in one lot at this office, at 2.30
o’clock p.m. on Thursday, 12th May, 1921, under the pro-
visions of the State Forests Act, 1908, the Land Act, 1908,
and the regulations thereunder.
SCHEDULE.
NELSON LAND DISTRICT.
SEVENTEEN acres (approx.) in Block XIII, Pakawau Survey
District. Estimated quantity in superficial feet, 163,800.
On Crown land—
Rimu, 82 per cent.; kahikatea, 3 per cent.; matai,
2 per cent.; totara, 2 per cent.; pukatea, 4 per cent.;
beech, 4 per cent.; yellow pine, 3 per cent.
In State forest—
Rimu, 80 per cent.; matai, 1 per cent.; totara, 1 per
cent.; pukatea, 8 per cent.; beech, 10 per cent.
Upset price: On Crown land, £40 10s.; on State forest
reserve, £40 10s.; total, £81.
Time for removal of timber: Two years.
TERMS OF PAYMENT.
One-half of the purchase-money, and license fee £1 1s., to
be paid on the fall of the hammer, and one-half in twelve
months thereafter. The instalment-payment shall bear in-
terest at the rate of 5 per cent. per annum as from the date
of sale, and with the interest added shall be secured by an
“on demand” promissory note made and endorsed to the
satisfaction of the Commissioner of Crown Lands or Con-
servator of State Forests.
CONDITIONS OF SALE.

The right to cut and remove the timber will be sold
generally in accordance with the provisions of the State
Forests Act, 1908, and of the Land Act, 1908, the regula-
tions made thereunder, and the following conditions and such
additional conditions as the Commissioner or Conservator in
his discretion considers necessary. -
The quantity set forth in the above Schedule is fur-
nished for the information of intending purchasers, who are
expected, however, previous to the sale, to make their own
estimate. No contract for purchase shall be voidable, nor
shall the licensee be entitled to any abatement in price, by
reason of the said timber being of less quantity, quality, and
kind than as stated herein, nor shall any extra sum be claimed
by the Crown if the quantity of timber is found to be in
excess of that stated herein. -
The promissory note will be presented at the time indi-
cated in the terms of payment, but it may be presented for
payment earlier if more than a due proportion of the timber
is found to be cut, or should any breach of the conditions
occur, or if in the opinion of the Commissioner or Conservator
the interest of the Crown is jeopardized.
