GENERAL DESCRIPTION.

This settlement is situated in Piako County, about six miles north-east of Cambridge. It adjoins Te Waikato Sanatorium and Fencourt and Whitehall Settlements.

Three good roads lead to it from Cambridge—one through Fencourt Settlement is metalled to within half a mile, a second via Te Waikato Sanatorium is metalled the whole way, a third by French Pass Road through Whitehall Settlement is formed to the boundary and metalled about two-thirds of the way. The balance of the roads are unformed.

The property consists of about 250 acres partly drained swamp, the rest being undulating to easy hills with several flats, broken in a few places. About 2,000 acres has been ploughed and sown down in good English grass, 1,500 acres is felled bush in grass, the balance is in fern and manuka. The general quality of the land is good, the soil varying from very good to fair.

A portion of the settlement is suitable for dairying, the balance being grazing-land suitable for sheep and cattle. A large proportion of the land is ploughable, and capable of being improved by cultivation; good crops of turnips have been grown on portion of the settlement.

The present fences have been utilized for boundaries where practicable. All other boundaries have been pegged off on good fencing-lines. The fences generally are in poor repair (no separate values being put on them), and have, with other improvements, comprising grassing, bushfelling, &c., been included in the capital values of the sections. The settlement is very well watered by streams and springs. A good homestead-site is available on each section. There is a creamery about three miles distant in the Fencourt Settlement. The nearest post-office is Cambridge, but there is a mail delivery five days a week to the sanatorium by a coach belonging to the establishment.

IMPROVEMENTS.

The following improvements are included in the capital values of the sections:—

Sections 8s, 44s, and 45s.—36 chains boundary fence (half value) and 12 chains road fencing (boundary); value, £12 12s.

Section 10s.—54 chains road-boundary fence, 40 chains internal fencing, and 85 chains boundary fence (half share); value, £49 9s.

Section 11s.—85 chains boundary fence (half share); value, £21 5s.
