Timber in Southland Land District for Sale by Public Auction.

District Lands and Survey Office,
Invercargill, 5th January, 1918.

NOTICE is hereby given that the right to cut and remove the timber on the undermentioned Crown lands will be offered for sale by public auction at the District Lands and Survey Office, Invercargill, at 11 o’clock a.m. on Thursday, 28th February, 1918, under the provisions of the Land Act and the Forest Regulations thereunder.

SCHEDULE.

SOUTHLAND LAND DISTRICT.—SECTIONS 480 AND 481, BLOCK VI, FOREST HILL HUNDRED.

SECTION 480.—Area, 221 acres 1 rood 39 perches. Situated four miles from Lochiel Railway-station (Invercargill–Kingston line), access being by a cart-road, gravelled to within half a mile of south-west corner.

Estimated to contain—

White-pine, 916,000 sup. ft. ; rate per 100 sup. ft., 1s. ; upset price, £458.

Red-pine and miro, 78,500 sup. ft. ; rate per 100 sup. ft., 1s. ; upset price, £39 5s.

Conditions of Sale.

1. The timber on each section will be offered separately, and the right to cut and remove the timber will be sold generally in accordance with the provisions of the Land Act, 1908, the Timber Regulations made thereunder, and the following conditions ; and may contain such additional conditions as the Commissioner in his discretion considers necessary in the interests of the Crown or of the public.

2. The quantities of the various timbers set forth in the above Schedule are approximate only, and are furnished for the information of intending purchasers, who are expected, previous to the sale, to make their own estimate of the quantity of timber. No contract for purchase shall be voidable, nor shall the licensee be entitled to any abatement in price, by reason of the said timber being of less quantity, quality, and kind than as stated herein ; nor shall any extra sum be claimed by the Crown if for any reason the quantity of timber is found to be in excess of that stated herein.

3. The successful bidder shall purchase the whole of the timber, and shall, on the fall of the hammer, pay in cash a deposit of one-third of the amount bid, together with £1 1s. license fee, and shall also deposit two promissory notes, each for one-half of the balance, payable on demand, and endorsed by two persons to be approved by the Commissioner. Such promissory notes shall bear interest at the rate of 5 per centum per annum as from date of sale, in accordance with clause 86 of the regulations. These promissory notes will be presented, the first at an interval of twelve months from the date of sale, and the other at eighteen months from said date ; but they may be presented for payment at earlier dates if more than a due proportion of timber is found to be cut, or should any breach of the conditions occur, or if in the opinion of the Commissioner the interest of the Crown is jeopardized.

4. Three years and a half will be allowed in which to cut and remove the timber, but if one purchaser secures both lots six years will be allowed.

5. The timber shall be cut in a face, and the Crown reserves the right of following up the mill workings by felling and grassing such areas as from time to time will have been cleared of milling-timber, or of disposing of the land. Sufficient timber shall be left for fencing and general farming purposes.

6. The licensee shall not put, throw, or place, or allow to be put, thrown, or placed, into any river, stream, or watercourse, or into any place where it may be washed into any river, stream, or watercourse, any sawdust or other sawmill refuse.

7. In the event of the above not being disposed of, applications may be received and dealt with at any time within six months from the above date of sale (unless previously formally withdrawn) ; provided, however, that the amount offered is not less than the upset price stated herein.

8. No compensation will be given nor shall any be claimed for any error, discrepancy, or misdescription whatever in respect of the timber or in these conditions.

9. Any timber not specified milled for sale shall be purchased at the rate of 6d. per 100 sup. ft.

10. The purchasers shall be required to clear all noxious weeds growing on the above areas specified, in accordance with the Noxious Weeds Act, 1908, and its amendments.

11. White-pine (kahikatea) must not be exported, but is to be disposed of for the benefit of the dairying industry within the Dominion.

Land in Taranaki Land District for Sale or Selection.

NOTICE is hereby given, pursuant to section 21 of the Land Laws Amendment Act, 1913, that the undermentioned section is open for sale or selection under the provisions of the Land Act, 1908 ; and applications will be received at this office up to 4 o’clock p.m. on Tuesday, the 22nd day of January, 1918.

The ballot will be held at this office on Wednesday, the 23rd day of January, 1918, at 2.30 o’clock p.m.

SCHEDULE.

TARANAKI LAND DISTRICT.—CLIFTON COUNTY.—WARO SURVEY DISTRICT.

Second-class Land.

SECTION 3, Block V : Area, 925 acres. Capital value, £1,050. Occupation with right of purchase : Half-yearly rent, £26 5s. Renewable lease : Half-yearly rent, £21.

Weighted with £372, valuation for improvements. Subject to a mortgage to the State Advances Superintendent. The successful applicant will be required to execute such mortgage for £372 before approval is given.

The improvements on the land consist of about 200 acres felled and in grass, 112 chains of fencing, orchard, wool-shed (slab), and yards.

Situated on the Mangatoro Road, about forty-two miles from the Port of Waitara, access from Waitara by dray-road to within one mile of section, balance 6 ft. track. The section comprises a few acres of easy country on road frontage, the remainder being steep with a few terraces of fairly good country in different parts ; gorgy in places. Partly covered with a heavy forest of tawa, rimu, kahikatea, pukatea, hinau, rewarewa, tawhero, birch (principally red), and a dense undergrowth of mahoe, kohekohe, konini, raurekau, kawakawa, kiekie, supplejacks, and ferns. The soil varies considerably, in some parts it is exceptionally good, but is poor on the ridges ; formation papa and sandstone ; well watered.
