Lands in Hawke’s Bay Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office,
Napier, 5th September, 1917.

NOTICE is hereby given that the undermentioned land is open for sale or lease to discharged soldiers under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Napier, up to 4 o’clock p.m. on Thursday, 8th November, 1917.

The lands may be purchased for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for further successive terms of sixty-six years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Napier, on Friday, 9th November, 1917, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

DESCRIPTIONS OF SECTIONS.

Block IV, Maungaharuru Survey District.

Section 1.—Altitude, from 700 ft. to 1,750 ft. Open pastoral agricultural land, broken to undulating, with high limestone razorbacks on north-western boundary, in places stockproof. Soil light to fair, resting mostly on pumice. A good supply of rough native grass, with scattered fern and light manuka; light bush in a few of the gullies. Well watered. Distant about forty-two miles from Napier by road, five miles being unformed. Included in price of land are half value of 70 chains boundary fencing and iron whare.

Section 2.—Altitude, from 700 ft. to 1,815 ft. Pastoral agricultural land; hilly to undulating, with limestone outcrop in places; stockproof on western boundary; mostly under thick fern, through which is scattered a limited supply of rough native grass; light bush in gullies. Soil light on eastern portion, but improving on higher levels towards the west. Portion of the gorge along Matahaura and Waionga-Whahine Streams is stockproof. Well watered. Distant about forty-three miles from Napier by road, six miles being unformed.

Block I, Moeangiangi Survey District.

Section 1.—Altitude, from 500 ft. to 1,120 ft. Pastoral agricultural land; mostly hilly, with ploughable flats along Waikari River and elsewhere; generally scattered fern and light manuka, with about 150 acres of thick manuka along Waikari River and Mangangarara Stream. Soil light to fair, resting mostly on pumice. Poor supply of native grass on northern portion, but improving towards the south. The gorge along Waikari River is mostly stockproof. Well watered. Distant about forty-three miles from Napier by road, six miles being unformed.

Section 2.—Altitude, from 580 ft. to 1,105 ft. Open pastoral agricultural land, with generally an easy north-westerly aspect. The northern portion carries much thick fern and manuka, but improves towards the south, which carries fair native grass, with scattered fern and manuka. Soil light to fair, resting mostly on pumice, with clay on the higher levels. The Waikari Gorge on north boundary is mostly stockproof. Well watered. Distant forty-one miles from Napier by road, four miles being unformed. Included in price of land is value of 100 chains of subdivisional fencing.

Section 3.—Altitude, from 760 ft. to 1,525 ft. Open pastoral agricultural land; generally easy hills to undulating, broken by a gravel outcrop on the south-east; about one-third thick fern, remainder carrying good native grass, with scattered fern and manuka; light bush in gullies. Soil light to good, resting on clay or pumice; well watered. The Mangangarara Gorge along eastern boundary is mostly stockproof. Distant about thirty-nine miles from Napier by road, two miles being unformed. The improvements which go with the section are 230 chains subdivisional fencing.

Section 4.—Altitude, from 200 ft. to 1,330 ft. Mostly pastoral land, somewhat broken by steep northerly slope to Mangangarara Stream, with gravel outcrop; small scattered portions ploughable; about 500 acres under heavy manuka and light bush, remainder carrying native grass, with scattered fern and light manuka. Soil light to good, resting mostly on pumice; well watered. Distant about thirty-seven miles from Napier by road, half a mile being unformed. The improvements which go with the land are 76 chains subdivisional fencing.

Section 5.—Altitude, from 350 ft. to 1,290 ft. Open pastoral agricultural land, with generally an easy southerly aspect; scattered light fern and manuka, with patches of manuka and light bush in gullies and Matahaura Stream. Soil light to fair, resting mostly on pumice. The western half carries very poor grass, but improves considerably towards the east, which carries a good sole of native grass. The Matahaura Stream on south boundary is mostly stockproof. Well watered. Distant about thirty-eight miles from Napier by road, one mile being unformed. The improvements which go with the land are 40 chains subdivisional fencing and half value of 70 chains boundary fencing.

Block II, Moeangiangi Survey District.

Section 2.—Altitude, from 180 ft. to 1,255 ft. Pastoral agricultural land; hilly to undulating; broken to north-east and east by steep face to Waikari River, and small gorges to Mangangarara Stream; ploughable portions along Waikari River on north-west and elsewhere. About 500 acres under mixed light bush and heavy manuka, with small portions of kahikatea, matai, and tawa, and a few totaras in the south corner; remainder scattered fern and manuka, with some good native grass on slopes to Mangangarara Stream. Well watered. Distant about forty-four miles from Napier by road, seven miles and a half being unformed. The improvements which go with the land are 110 chains subdivisional fencing.

Section 3.—Altitude, from 300 ft. to 950 ft. Open pastoral agricultural land, comprising easy hills to undulating, about one-third being ploughable. Soil fair, resting mostly on pumice. Native grass, with scattered fern and manuka, and patches of manuka and light bush in gullies. The higher levels carry a good sole of native grass. About half the stream on the north-west boundary is stockproof. Well watered. Distant about thirty-six miles from Napier by main road. The improvements which go with the land are 240 chains road and subdivisional fencing.

Section 4.—Altitude, from 40 ft. to 800 ft. Open agricultural land; about two-thirds comprising easy well-grassed spurs, with scattered manuka and light bush in gullies; remainder undulating to flat, mostly ploughable, and carrying native rat-tail and rye grasses, with a small portion light fern and scattered manuka. Fair to good soil, resting mostly on clay, with pumice on the flats; watered by Waikari River and branches. Distant about thirty-nine miles from Napier by main road. The improvements which go with the land are 366 chains road and subdivisional fencing, and half value of 115 chains boundary fencing.

Improvements not included in price of land, but which must be paid for separately, comprise six-roomed dwelling-house and conveniences (very old), and storeroom, valued at £200.
