Block VI, Moerangiangi Survey District.

Section 1.—Altitude, from 130 ft. to 950 ft. Open pastoral agricultural land, comprising mostly easy slopes to Matahouri Stream and main road; small scattered ploughable areas along main road and elsewhere. Fair soil, resting mostly on clay. Good native grass, with scattered fern and manuka; light bush along Matahouri Stream. Watered by Matahouri Stream and branches, and a small lake. Distant about thirty-five miles from Napier by main road. The improvements which go with the section are 160 chains road and subdivisional fencing, and half value 130 chains boundary fencing.

Section 2.—Altitude, from 90 ft. to 947 ft. About two-thirds consists of easy slopes to Matahouri Stream, broken by rather deep gullies, and carrying a good foot of native grass, with scattered manuka. Soil light to fair, resting mostly on clay, with pumice on flats towards the main road. Ploughable portions abutting main road and elsewhere. Well watered. Distant about thirty-seven miles from Napier by main road. The improvements which go with the section are 140 chains road and subdivisional fencing, and half value of 110 chains boundary fencing.

Section 3.—Altitude, from 50 ft. to 800 ft. Pastoral agricultural land, consisting mostly of well-grassed spurs, with an easy slope to the Matahouri Stream, a small portion sloping towards the main road; good native grass, with scattered manuka in gullies. Soil fair, resting generally on clay. Scattered ploughable areas lie at the back of the section along the Matahouri Stream; a small area abutting the main road is ploughable, and a suitable homestead-site will be found here. Well watered. Distant about thirty-eight miles from Napier by main road. The improvements which go with the section are 65 chains road and subdivisional fencing, and half value of 185 chains boundary fencing.

Section 4.—Altitude, from 30 ft. to 800 ft. Open, well-grassed and watered, pastoral agricultural land. About two-thirds on the eastern portion consists of easy spurs sloping to the Matahouri Stream, with light manuka in gullies. The remainder is undulating to flat, mostly ploughable, with scattered light fern and small manuka. Soil fair, resting mostly on clay, with pumice formation on flats; well watered. Distant about forty-one miles from Napier by formed road. The improvements which go with the land are 170 chains subdivisional fencing, and half value 50 chains of boundary fencing.

Improvements not included in value of the land, but which must be paid for separately, comprise wool-shed, yards and dip, two whares, and stable, valued at £430.

GENERAL DESCRIPTION.

Awa-o-totara Block, known as Putorino Station, is situated from thirty-five miles to forty four miles north of Napier, on the main Napier-Wairoa Road, which intersects it.

Having been held under Native lease with no valuation for improvements, the land has been allowed to go back, most of the fences and buildings being in bad repair. However, all the sections, although open to great improvement in the way of ploughing, cropping, &c., are capable of carrying more or less stock in their present condition; the sections lying east of the main Napier-Wairoa Road being well improved, especially on the higher levels, which carry a good sole of native grass, as do most of the high tops throughout the block.

Although broken by a few deep gorges and steep faces, the land generally consists of easy hills to undulating country, ranging in elevation from 30 ft. to 1,815 ft. above sea-level, conveniently situated areas of ploughable land being well distributed throughout. About 1,000 acres is under light bush and heavy manuka, the remainder carrying some thick patches of manuka, but mostly scattered manuka and fern, through which runs a light to good growth of native grass. Well watered by Waikari River, Matahouri and Waionga-Whahine Streams, also smaller streams apparently mostly permanent. The soil is light to fair, resting on pumice, with clay in the higher levels. A limestone outcrop occurs in the western boundary, also a few gravel outcrops about the middle of the block.

The area for selection comprises 16,077 acres, divided into fourteen sections, in areas from 642 acres to 1,469 acres, all being well watered and provided with suitable homestead-sites.

The Waikari Post-office, hotel, store, and a blacksmith’s shop are situated on the block. A school was recently opened in temporary premises, close to the post-office, but a school-site has been laid out in close proximity. The mail-coach passes through to Napier and Wairoa biweekly.

The proposed East Coast Railway will traverse the block, and the right is reserved to take at any time all land required for the line, without payment of compensation.

Last year the block wintered about 10,000 sheep.

Areas and rentals of sections are subject to slight alteration.

Lands in Auckland Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office,

NOTICE is hereby given that the undermentioned lands are open for sale or lease to discharged soldiers under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, 26th November, 1917.

The lands may be purchased for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for further successive terms of sixty-six years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Auckland, on Wednesday, 28th November, 1917, at 10 o’clock a.m.

The ballot will be held on the same day as the examination at half past 2 o’clock p.m.

AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.

Tauranga County.—Tauranga Survey District.

SECTIONS 13 and 14, Block VIII: Area, 67 acres 1 rood 29 perches; capital value, £140; instalment on deferred payment (excluding interest), £7; half-yearly rent on lease, £2 16s.

Altitude, 50 ft. to 100 ft. above sea-level. Level to undulating land, covered with fern and manuka and tea-tree scrub, with some gorse on Section 14. Soil of good quality; well watered by streams. Distant about seven miles and three-quarters from Tauranga by coach-road.

Piako County.—Waitoa Survey District.

Section 6, Block XIII: Area, 210 acres 3 roods 4 perches; capital value, £160; instalment on deferred payment (excluding interest), £8; half-yearly rent on lease, £3 4s.

Section 7, Block XIII: Area, 124 acres 0 roods 1 perch; capital value, £460; instalment on deferred payment (excluding interest), £23; half-yearly rent on lease, £9 4s.

Section 8, Block XIII: Area, 129 acres 2 roods; capital value, £480; instalment on deferred payment (excluding interest), £24; half-yearly rent on lease, £9 12s.

Section 9, Block XIII: Area, 128 acres 2 roods 37 perches; capital value, £520; instalment on deferred payment (excluding interest), £26; half-yearly rent on lease, £10 8s.

Section 10, Block XIII: Area, 130 acres 3 roods 20 perches; capital value, £520; instalment on deferred payment (excluding interest), £26; half-yearly rent on lease, £10 8s.

Altitude, 70 ft. to 400 ft. above sea-level. Section 6, broken country, remainder undulating; about one-half of Section 7, three-fourths of Section 8, and nearly all of Sections 9 and 10 being ploughable; about one-third of Section 6 covered with light mixed forest and heavy manuka, remainder of sections covered with manuka scrub. Soil of fair second-class quality, on clay subsoil; fairly watered by streams. Distant about eight to nine miles and a half from Morrinsville, seven miles of which is by good dray-road, balance to be formed.

Awakino County.—Maungamangero Survey District.

Section 9, Block X: Area, 242 acres 2 roods; capital value, £600; instalment on deferred payment (excluding interest), £30; half-yearly rent on lease, £12.

Section 10, Block X: Area, 260 acres; capital value, £780; instalment on deferred payment (excluding interest), £39; half-yearly rent on lease, £15 12s.

Altitude, 750 ft. to 1,000 ft. above sea-level. Easy undulating country, covered with heavy mixed forest comprising tawa, tawhero, rata, rimu, matai, miro, &c., with heavy undergrowth of supplejack, mahoe, konini, makomako, &c. Soil of medium quality, on papa formation; well watered by small streams. Distant about thirty-one miles from Te Kuiti by formed dray-road, sixteen miles of which is metalled.
