ABSTRACT OF CONDITIONS OF LEASE OF RESERVE IN SECOND SCHEDULE.

1. Possession will be given on 21st September, 1916, and the term of the lease will commence from 1st January, 1917.

2. A half-year’s rent at the rate offered, and rent for the broken period between 21st September and 31st December, 1916, and lease and registration fee, to be paid on the fall of the hammer.

3. Term of lease is twenty years and six months, with perpetual right of renewal.

4. Rent of renewal lease to be fixed by arbitration. If lessee does not desire new lease at end of any term, land to be leased by auction. The incoming lessee to pay the value of the improvements, which is to be handed over to outgoing lessee.

6. Lessee to improve the land and keep it clear of all weeds.

7. Interest at the rate of 10 per cent. per annum to be paid in rent in arrear.

8. Consent of the Land Board to be obtained before subdividing, erecting any building, or effecting other improvements.

Education reserves are included in the classes of land on which, with the approval of the Advances Board, money may be advanced by the State Advances Office.

The reserves are described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

The value of the improvements must be paid for in cash immediately upon the fall of the hammer.

Bounded towards the north generally by Section 15 and a road along the left bank of the Karamea River ; towards the east generally by a road, a cemetery reserve (Section 61), Section 14, and part of 557 acres of land for disposal described in the New Zealand Gazette of the 2nd October, 1913, page 2943 ; towards the south by other part of the said 557 acres ; and towards the west generally by Sections 2, 3, 4, 83, a map school reserve, a road, Section 23, and again by a road : excepting the road one chain wide which intersects the land included within the above-described boundaries.
