This block, with the exception of about 300 acres on the eastern boundary and the fresh-water lakes, is purely drift sand.

Ohao No. 2b Block.—Parengarenga Survey District.

The land is fairly easy hill land, situate at the head of the Parengarenga Harbour. It is covered with stunted manuka and fern. The land has been covered with kauri bush, and will most likely be found to be gum-bearing. Access is from the Parengarenga Harbour.

Ohao No. 2c Block.—Parengarenga Survey District.

Situate on the seaward side of the Parengarenga Harbour. The land is fairly easy hill; on the seaward side there are small sandhills. The block is covered with stunted manuka and fern, and is fairly well watered.

Pikinga Block.—Hokianga Survey District.

Situated near Omapere, at the Hokianga Heads. The block is fairly steep, and the soil of a clayey formation.

Situated on the Wairoa River below Dargaville. The river side of the block is rough gum-land, mostly dug out. A large portion of the block from the Native reserve to the coast is sandy, with a scant vegetation of toetoe and small manuka. Access is by the Wairoa River. A right of way is reserved from the river to the Native reserve.

Kakaraiea Block.—Tauhoa Survey District.

The land is third-class gum-land, undulating on the high levels, and terminating towards waters edge mostly in cliffs. There are a few clumps of Native bush in the gullies near the water. The land is covered with small manuka and fern. Access is from the Kaipara Harbour.

Opito Block.—Russell Survey District.

The block is situated about two or three miles from Russell on the sea-coast. The land is undulating to hilly, the soil being of a clayey nature and covered with manuka. Access is by water.

NOTE.—With respect to Lots 1 and 5, an Order in Council under section 203 will issue.

ABSTRACT OF CONDITIONS.

Land for Sale.

  1. Land is to be sold subject to reserve price as set out in the First Schedule.

  2. Every tender shall be enclosed in a sealed envelope, addressed to the President, and marked on the outside as follows : "Tender for purchase of Block, as advertised in the newspaper of the , 1911," and shall be accompanied by a fee of £3 3s. on account of the costs and expenses incidental to the purchase.

  3. Highest tenderer to be declared the purchaser, but the Board reserves itself the right to refuse any tender.

  4. Every purchaser shall, before executing the contract of sale, make and lodge with the Board a declaration of qualification in the prescribed form.

  5. Ten per cent. of the purchase-money to be lodged with tender. Balance to be paid in twenty equal half-yearly instalments, the first of such instalments being payable on the 1st January, 1912.

  6. The purchaser to pay interest on unpaid purchase-money at the rate of 5 per cent. per annum. Interest to be payable on the 1st July and 1st January of each year, and to date from the signing of contract of sale.

  7. Residence and improvements to conform with sections 250 to 257 of the Native Land Act, 1909. Purchaser having complied with improvement conditions shall, at the end of five years, upon payment of balance of purchase-money, be entitled to a transfer of the fee-simple of the land.

  8. Land to be sold subject to the provisions of the Native Land Act, 1909, and the regulations made thereunder.

Land for Lease.

  1. Term of lease : Twenty-two years and a half, with right of renewal for a further term of twenty-three years.

  2. The rental shall not be for less than the given upset rental for the first twenty-two years and a half, and shall be computed at the rate of 5 per cent. on the then unimproved value for the second term of twenty-three years.

  3. Every tender shall be enclosed in a sealed envelope, addressed to the President, and marked on the outside as follows : "Tender for lease of Lot No. , as advertised in the newspaper of the day of , 19 ."'

  4. If any person desires to tender for more than one lot a separate tender for each lot must be made.

  5. Each tender must be accompanied by six months' rent, lease fee (£3 3s.), an amount sufficient to cover stamp duty and registration fee, and the value of the improvements (if any).

  6. Term of lease commences on the 1st July, 1911. Lessee may enter into possession immediately upon acceptance of tender, and shall be entitled to a rebate of rent for the period from the 1st July to date of acceptance of tender.

  7. Rental to be paid half-yearly, in advance, on 1st January and 1st July in each year.

  8. Lessee to pay all rates, taxes, and assessments (land-tax excepted).

  9. Lessee not to transfer, sublet, or mortgage without the prior consent of the Board. Transfer not allowed until lessee has been one year in possession.

  10. Including all other land already owned, held, or occupied under a tenure of more than one year's duration, no person may hold more than 3,000 acres; every acre of first-class land being reckoned as 7½ acres, and every acre of second-class land being reckoned as 2½ acres.

  11. Every lessee shall, before executing the contract of lease, make and lodge with the Board a declaration of qualification in the prescribed form.

  12. A separate declaration, as required by the last preceding condition, must be lodged for each tender.

  13. Lessee to execute lease within thirty days after being notified that it is ready for signature.

  14. Residence to commence within four years in bush lands or swamp lands, and within one year in open or partly open lands, and to be continuous for six years.

  15. Lessee has no right to minerals without license, but he may use on the land any minerals for any agricultural, pastoral, household, road-making, or building purposes.

  16. Every lessee shall bring into cultivation,—

(a.) Within one year from the date of his lease, not less than one-twentieth of the land leased by him;

(b.) Within two years from the date of his lease, not less than one-tenth of the land leased by him;

(c.) Within four years from the date of his lease, not less than one-fifth of the land leased by him;

and shall, within six years from the date of his lease, in addition to the cultivation of one-fifth of the land, have put substantial improvements of a permanent character (as defined by the Land Act, 1908) on first-class land to the value of £1 for every acre of such land, and on second-class land to an amount equal to the net price of every acre of such land : Provided that in no case shall the additional improvements required on second-class land be more than 10s. per acre, or 2s. 6d. on third-class land.

  1. On expiry of term of lease lessee's improvements will be valued and protected.

  2. Lease is liable to forfeiture if conditions are violated.

  3. All leases shall conform to the requirements of the Native Land Act, 1909, and the regulations made thereunder; and the lessees shall be deemed to be acquainted with the provisions thereof, and to be bound thereby as effectually as if such provisions were embodied herein.

INSTRUCTIONS TO APPLICANTS.

The lands are described for the general information of intending selectors, who are recommended, nevertheless, to make a personal inspection, as the Board is not responsible for the absolute accuracy of any description.
