GENERAL DESCRIPTION.

The areas for selection are situated in Hauraki Plains, and, generally speaking, lie along the foreshore of the Firth of Thames between Waitakaruru and Piako Rivers, and also extend some ten miles up the western bank of the latter river.

Access to Waitakaruru is gained from Waerenga and Pokeno Railway-stations by road, and the same point can be reached from Thames by boat or steamer.

The Piako River is readily reached by launch, &c., from Thames, and launches ply for hire for many miles up this river. Suitable small wharves are either erected or in course of erection at various points on the river where roads touch same. A road is now completed leading to Kerepeehi from Turua and Netherton, &c. Other access roads are also under construction. The lands are all partly drained swamp lands, and generally the lands immediately between the Waitakaruru-Pipiroa Road and the Firth of Thames, and between the Piako River and Pipiroa Road and Puhanga Canal, consist almost entirely of very good alluvial clay-deposit, on sandy pumice formation. The clay-deposit is from 25 ft. to 35 ft. in depth. Many of the sections are very rich, and show an entire absence of peat, but some of them have a little peat varying to 2 ft. in depth. The vegetation includes heavy and light manuka, flax, puroa-grass, and raupo, with in some instances a little mangrove.

The lands to the south and west of the Waitakaruru-Pipiroa Road, Pipiroa Road, and Puhanga Canal consist of a peaty soil, varying from 2 ft. to 8 ft. in depth, but resting on good alluvial clay-deposit. These sections will greatly improve in the future.

The lands on the east bank of the Piako River are of excellent quality, the soil being rich alluvial clay-deposit, and the vegetation consisting of raupo, puroa-grass, &c., with a certain amount of bush, as shown on plan.

Attention is drawn to the fact that rough sleeping-provision will be made at Pipiroa by the Department for intending selectors, who must, however, provide their own blankets and provisions. Various launches ply for hire between Thames and Waitakaruru and Piako, every day on tidal conditions.

Artesian bores have been and are being sunk on the Hauraki Plains, and intending selectors may inspect same and receive all information on ground.

Guides will be stationed at different points on the ground to show selectors the various sections, but, generally speaking, selectors will not have the slightest difficulty in locating each section themselves from the plans.

The improvements which go with the land are as follow. In all cases the measurements may be a little more or less.
