GENERAL DESCRIPTION.

The property to be known as Ladbrook Settlement, recently purchased by the Government under the Land for Settlements Act, is situated on the Christchurch-Southbridge branch railway, the nearest railway-station thereto being Ladbrook’s, which is three-quarters of a mile from the property and eleven miles from the City of Christchurch. The settlement is one mile and a quarter from Lincoln Junction, whence the railway proceeds to Little River.

The settlement comprises twelve agricultural allotments, suitable for dairy farms. Three of the allotments are ring-fenced, while others are partly fenced. The soil is excellent throughout, level, and suitable for cropping, with the exception of two or three low-lying portions, which are rather wet during winter months, albeit good grazing-land. The property is at present in stubble and grass. Water can be procured for each allotment by boring, and most of the paddock-drains carry spring water throughout the year.

The settlement is approached by good metalled roads from Lincoln, Ladbrook’s, and Christchurch. Ten of the sections have frontages to good metalled roads, while a branch road has been laid off to give access to two sections. This road is at present unformed, but provision has been made for its construction.

There is a creamery within a few chains of the settlement, and a school at Lincoln, distant one mile.

The improvements on the allotments consist of fencing, and the values thereof are included in the prices of the allotments. The buildings on Allotments 11 and 12 are not included in the prices of those allotments, but are to be paid for separately by instalments. They are as follows: On Allotment 11, cottage of two rooms, and a combined granary and implement-shed, the whole being valued at £100. On Allotment 12, two-story dwellinghouse of eleven rooms, detached wash-house and dairy, one stable (containing three double stalls, feed, harness, and grain rooms), one stable (containing two loose-boxes and two stalls), cow-shed, tool-shed, and fowl-house, the whole being valued at £500. All the above-described buildings may be paid for by instalments extending over a period of fourteen years.

The improvements which are included in the prices of the allotments are as follows:—

Allotment 1: Half value of 32 chains of gorse boundary-fencing, and the whole value of 9 chains of gorse road-fencing; total value, £12 10s. Allotment 2: Half value of 9 chains of gorse boundary-fencing, and the whole value of 31 chains of road-boundary and subdivision gorse fencing; total value, £17 15s. Allotment 3: Half value of 29 chains of gorse boundary-fencing, and the whole value of 10 chains of road-boundary gorse fencing; total value, £12 5s. Allotment 4: Half value of 30½ chains of gorse boundary-fencing, and the whole value of 29 chains of road-boundary gorse fencing; total value, £22 2s. 6d. Allotment 5: Half value of 34 chains of gorse boundary-fencing, and the whole value of 8 chains of road-boundary gorse fencing; total value, £12 10s. Allotment 6: Half value of 8 chains of gorse boundary-fencing, and the whole value of 8 chains of road-boundary gorse fencing; total value, £6. Allotment 7: The whole value of 45½ chains of gorse boundary and subdivision fencing; total value, £22 15. Allotment 8: Half value of 62 chains of gorse boundary-fencing, and the whole value of 1 chain of gorse fencing; total value, £16. Allotment 9: Half value of 48 chains of gorse boundary-fencing, and the whole value of 10½ chains of gorse subdivision-fencing; total value, £17 5s. Allotment 10: Half value of 6½ chains of gorse boundary-fencing, and the whole value of 45 chains of gorse boundary and subdivision fencing; total value, £24 2s. 6d. Allotment 11: Half value of 30 chains of gorse boundary-fencing, and the whole value of 20 chains of gorse boundary and subdivision fencing; total value, £17 10s. Allotment 12: Half value of 32 chains of gorse boundary-fencing, and the whole value of 44 chains of gorse boundary and subdivision fencing, and half value of 23 chains of post-and-wire fencing; total value, £35 15s.
