Rural Lands in Auckland Land District open for Sale or Selection.

PLUNKET, Governor.

IN pursuance and exercise of the powers and authorities conferred upon me by section one hundred and thirty-six of “The Land Act, 1892,” and section two of “The Bush and Swamp Crown Lands Settlement Act, 1903,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, do hereby declare and provide as follows, that is to say,–

  1. The rural lands described in the Schedule hereto are hereby set apart for disposal by way of sale or selection on and after the thirtieth day of January, one thousand nine hundred and seven, at the respective prices specified in the said Schedule.

  2. The said lands may be purchased for cash, or be selected for occupation with right of purchase, or on lease in perpetuity: provided that in the case of lands containing or supposed to contain any metal, mineral, or valuable stone, they shall be selected on lease in perpetuity only and shall not be purchased for cash.

  3. For the purposes of “The Bush and Swamp Crown Lands Settlement Act, 1903,” the lands described in the said Schedule hereto shall be deemed to be “scrub land.”

  4. No general rate shall be levied or collected by any local authority from the said lands for a period of two years from the date from which in each case respectively such lands are disposed of, and no local authority shall have power to levy or collect any such rate from such lands during such period.

  5. After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of two years shall not be demanded: provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.

Chiefly level and undulating land, covered with fern and tea-tree; soil of a light description; will probably produce good turnips and oats with working; well watered by swampy creeks. Close to Piako Valley School, and adjoining the village reserve at Tahuna; about twelve miles from Morrinsville, and accessible by cart-road.

Altitude, from 250 ft. to 350 ft. above sea-level. Mostly level land; with gentle slopes; about 10 acres mixed forest, comprising towai, torere, high manuka, and a few kahikatea-trees, with light undergrowth; soil mixed clay and loam, on clay formation; well watered by streams. Access by formed road from Kiripaka or Ngunguru, each about five miles distant.

IN pursuance and exercise of the powers and authorities conferred upon me by the one-hundred-and-thirty-sixth section of “The Land Act, 1892,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, having received the report of the Surveyor-General in this behalf, as in the said section is provided, do hereby declare that the rural land enumerated in the Schedule hereto shall be open for sale or selection on and after the thirtieth day of January, one thousand nine hundred and seven; and also that the land mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase or on lease in perpetuity, or, in respect of any land containing or supposed to contain any metal, mineral, or valuable stone, be selected on lease in perpetuity only; and I do hereby also fix the prices at which the said land shall be sold, occupied, or leased, as mentioned in the said Schedule hereto, and do declare that the said land shall be sold, occupied, or leased under and subject to the provisions of “The Land Act, 1892.”

Weighted with £22 10s., valuation for bushfelling.

Broken and undulating land; one-fifth mixed forest, comprising tawa, rata, rimu, and pukatea, with fairly thick undergrowth of supplejack and kiekie; balance fern and manuka, with a few narrow swamps; soil fair, on grey-papa rock; north part of section is good limestone formation, but towards the south it changes to inferior sandstone; well watered. Fronts Waiteti Road, about four miles from Te Kuiti Railway-station.
