Sections Nos. 7, 14, and 15 contain 140 acres, 200 acres, and 160 acres of milling timber (red-pine and miro) respectively, for which they are weighted as follows: Section No. 7, £87 10s.; Section No. 14, £87 10s.; and Section No. 15, £72. The whole of the sections are forest-clad, principally miro, rimu, and kamai, with an undergrowth of thick scrub, but portions have been worked out by sawmillers. The formation is undulating and broken; well watered, the soil being clay and peat. Access is obtained by a fair road. The lands are situated from one mile and a half to four miles from Waikawa, at an altitude of from 20 ft. to 600 ft. The Crown reserves all riparian rights, and also full and free leave, liberty, and license to discharge water, tailings, and mining débris into all streams running through the lands.

Rural Lands in Nelson Land District open for Selection on Lease in Perpetuity.
PLUNKET, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by section one hundred and thirty-six of “The Land Act, 1892,” and section two of “The Bush and Swamp Crown Lands Settlement Act, 1903,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, do hereby declare and provide as follows, that is to say:—

The rural lands enumerated in the Schedules hereto are hereby set apart for disposal by way of selection on and after the fifth day of April, one thousand nine hundred and five, at the respective prices specified in the said Schedules.

The said lands may be selected on lease in perpetuity only, as provided by section one hundred and twenty-one of “The Land Act, 1892,” as they contain, or are supposed to contain, metal, mineral, or valuable stone, and shall not be purchased for cash.

For the purposes of “The Bush and Swamp Crown Lands Settlement Act, 1903,” the land enumerated in the First Schedule hereto shall be deemed to be “heavy-bush land,” and the land in the Second Schedule shall be deemed to be “swamp land.”

No general rate shall be levied or collected by any local authority from the said lands for the period of four years in the case of heavy-bush land, and three years in the case of swamp land, from the date from which in each case respectively such land is disposed of, and no local authority shall have power to levy or collect any such rate from such land during such period.

After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of four years in the case of heavy-bush land, and three years in the case of swamp land, shall not be demanded: provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.

General Description of Land.
This block is situated in Buller County, and extends from Granite Creek southerly to within seven miles from Seddonville, or thirty miles from Westport. The northern end of the block can be reached by steamer trading from Westport to the Little Wanganui River, a distance of about thirty-five miles, and access can be had to the whole area by the inland road from Mokihinui to Karamea by proposed branch bridle-roads.
The whole of the block is forest-clad with the exception of about 2,000 acres of swamp land covered with rushes, flax, manuka, &c., lying between the Little Wanganui River and Granite Creek, and between the sea and the proposed new road to Mokihinui. There is a layer of black sand not many feet below the surface of this swamp.
The central portion of the block—covering about 14,000 acres—lying between the sea and the Mokihinui-Karamea Road, consists of high-lying country and low deep valleys, most of which are suitable for pastoral purposes. To the west the formation is limestone, while to the east there is mostly papa. The timber consists of black-, brown-, and silver-birch interspersed with rimu, &c., and a thick undergrowth. The altitude above sea-level extends to 1,800 ft. There is little level land, but the soil generally is very fair. Many of the hills and spurs lie to the sun, and when cleared and surface-sown will produce good cattle-feed.
The southern portion of the block contains about 4,700 acres, is entirely forest-clad with black and brown birch, rimu, &c., and mixed undergrowth, and consists partly of hills and partly of flats, the former being of limestone formation, and the latter, which skirt the banks of Six-mile Creek and Fall Creek, containing fair soil resting on a gravelly subsoil.
The timber consists of black- and brown-birch, rimu, &c., with mixed undergrowth. The altitude varies from about 200 ft. to about 1,600 ft. above sea-level. The climate of the district is mild, and the rainfall plentiful.
