The following is the area of wiwi swamp in each: Section 3, about 140 acres; Section 4, 146 acres; Section 5, 133 acres; Section 6, 154 acres; Section 7, 77 acres. Balance of sections more or less undulating spurs and ridges of poor clay quality, but almost wholly ploughable. Wiwi swamps are from fair to poor quality, and will pay to drain. The dry land is covered with stunted manuka and tauhinan.

The following are the areas of raupo and wiwi swamp on these sections: Section 10, about 65 acres; Section 11, 32 acres; Section 12, 50 acres; Section 13, 154 acres; Section 14, 200 acres; Section 15, 57 acres. The swamp generally is good raupo and wiwi, which would come in well. The dry land is of poor clay quality and mostly undulating; covered with stunted manuka and scrub; land very largely ploughable; water obtainable by shallow sinking.

Practically all dry land, except about 45 acres good raupo swamp on Section 1, Block XIV.; undulating to slightly steep spurs and ridges; covered with stunted manuka and scrub; clay soil of poor quality; sections largely ploughable, but soil must be well manured to obtain returns.
General Description.
This block is situated on the western side of the Waikato River, and is reached by ferries at Huntly and Churchill, the latter being about four miles from Rangiriri Railway-station. The sections are distant from four to thirteen miles from Huntly, and from five to fifteen miles from Churchill.
As witness the hand of His Excellency the Governor, this fifth day of December, one thousand nine hundred and five.

Rural Lands in Auckland Land District open for Sale or Selection.
PLUNKET, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by section one hundred and thirty-six of “The Land Act, 1892,” and section two of “The Bush and Swamp Crown Lands Settlement Act, 1903,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, do hereby declare and provide as follows, that is to say,—

The rural lands enumerated in the Schedules hereto are hereby set apart for disposal by way of sale or selection on and after the fourteenth day of February, one thousand nine hundred and six, at the respective prices specified in the said Schedules.

The said lands may be purchased for cash, or be selected for occupation with right of purchase, or on lease in perpetuity: provided that in the case of lands containing or supposed to contain any metal, mineral, or valuable stone, they shall be selected on lease in perpetuity only and shall not be purchased for cash.

For the purposes of “The Bush and Swamp Crown Lands Settlement Act, 1903,” the lands enumerated in the First Schedule hereto shall be deemed to be “heavy-bush land,” and the land in the Second Schedule shall be deemed to be “scrub land.”

No general rate shall be levied or collected by any local authority from the said lands for the period of four years in the case of heavy-bush land, and two years in the case of scrub land, from the date from which in each case respectively such lands are disposed of, and no local authority shall have power to levy or collect any such rate from such lands during such period.

After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of four years in the case of heavy-bush land, and two years in the case of scrub land, shall not be demanded: provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.
