Rural Lands in Auckland Land District open for Sale or Selection.
PLUNKET, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by section one hundred and thirty-six of “The Land Act, 1892,” and section two of “The Bush and Swamp Crown Lands Settlement Act, 1903,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, do hereby declare and provide as follows, that is to say:--

The rural lands enumerated in the Schedules hereto are hereby set apart for disposal by way of sale or selection on and after the fourteenth day of February, one thousand nine hundred and six, at the respective prices specified in the said Schedule.

The said lands may be purchased for cash, or be selected for occupation with right of purchase, or on lease in perpetuity: provided that in the case of lands containing or supposed to contain any metal, mineral, or valuable stone, they shall be selected on lease in perpetuity only, and shall not be purchased for cash.

For the purposes of “The Bush and Swamp Crown Lands Settlement Act, 1903,” the lands enumerated in the First Schedule hereto shall be deemed to be “swamp land,” and the lands in the Second Schedule shall be deemed to be “scrub land.”

No general rate shall be levied or collected by any local authority from the said lands for the period of three years in the case of swamp land, and two years in the case of scrub land, from the date from which in each case respectively such lands are disposed of, and no local authority shall have power to levy or collect any such rate from such lands during such period.

After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of three years in the case of swamp land, and two years in the case of scrub land, shall not be demanded: provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.

On Section 2 about 289 acres wiwi swamp, balance dry land; Section 3, about 164 acres swamp; Section 4, about 458 acres swamp; Section 7, about 345 acres swamp; Section 11, about 190 acres swamp; Section 15, about 328 acres swamp. The swamp in Sections 2 and 3 will grow flax. The wiwi swamp is from fair to poor quality, on peaty bottom, and if drained will largely grow flax; in summer the swamp can be crossed practically dry-shod. By draining in a small way swamps could be made available for dry seasons, but would flood in winter. The dry land is of poor undulating clay soil, and can for the most part be ploughed, but will require artificial manures. The land is covered with stunted manuka and scrub.

Section 1, about 248 acres swamp; Section 4, about 150 acres swamp; Section 5, about 310 acres swamp; Section 6, about 204 acres swamp. The wiwi swamp on these sections is from fair to poor quality, on a peaty bottom. The dry land is of poor quality, clay soil, and practically all ploughable. The sections are all undulating, and covered with stunted manuka and scrub.

About 147 acres good raupo swamp, and 136 acres dry land of poor clay quality, but nearly all ploughable; must be suitably manured to secure returns; covered with manuka and scrub; water obtainable by sinking.

Section 1, about 466 acres wiwi swamp; Section 3, about 190 acres wiwi swamp. The wiwi swamp is of poor quality, on peaty bottom, and will require a lot of draining. The dry land is almost all undulating and ploughable, but of poor clayey nature. Vegetation, stunted manuka and scrub.

The area of swamp on these sections is as follows: Section 6, 110 acres; Section 8, 170 acres; Section 9, 80 acres; Section 10, 190 acres; Section 12, 175 acres; Section 14, 100 acres; Section 16, 210 acres (half of this area is good raupo swamp). The wiwi swamp is from fair to poor quality, on peaty bottom; if drained will largely grow flax. The dry land is of poor undulating clay soil, and can be practically all ploughed, but will require artificial manures. The vegetation is stunted manuka and scrub.
