Rural Lands in Hawke’s Bay Land District open for Sale or Selection.
RANFURLY, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by section one hundred and thirty-six of “The Land Act, 1892,” and section two of “The Bush and Swamp Crown Lands Settlement Act, 1903,” I, Uchter John Mark, Earl of Ranfurly, the Governor of the Colony of New Zealand, do hereby declare and provide as follows, that is to say:—

The rural lands enumerated in the Schedules hereto are hereby set apart for disposal by way of sale or selection on and after the twenty-ninth day of March, one thousand nine hundred and four, at the respective prices specified in the said Schedules.

The said lands may be purchased for cash, or be selected for occupation with right of purchase, or on lease in perpetuity; provided that in the case of land containing or supposed to contain any metal, mineral, or valuable stone, it shall be selected on lease in perpetuity only and shall not be purchased for cash.

For the purposes of “The Bush and Swamp Crown Lands Settlement Act, 1903,” the lands enumerated in the First Schedule hereto shall be deemed to be “heavy-bush land,” the lands in the Second Schedule shall be deemed to be “light-bush land,” and the lands in the Third Schedule shall be deemed to be “scrub land.”

No general rate shall be levied or collected by any local authority from the said lands for the period of four years in the case of heavy-bush land, three years in the case of light-bush land, and two years in the case of scrub land, from the date from which in each case respectively such land is disposed of, and no local authority shall have power to levy or collect any such rate from such land during such period.

After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of four years in the case of heavy-bush land, three years in the case of light-bush land, and two years in the case of scrub land, shall not be demanded; provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.

FIRST SCHEDULE.
Second-class Heavy-bush Land.

Rough forest country, varying in altitude from 1,000 ft. to 2,400 ft. Mixed bush grown in the south and the west, but in the north-eastern portion it is chiefly birch. Light pumice land, with soil ranging from medium to poor; well watered. About fifty-one miles from Gisborne and forty-five miles from Wairoa. The bush contains tawa, rimu, hinau, manuka, and a few totara trees, with undergrowth of supplejacks and fern. The land is too steep to admit of the timber being removed.

About one-third of this section is very broken and covered with birch forest. In the south-east there is about 100 acres of fern and scrub; the remainder of the section is not overbroken, the bush including tawa, hinau, rimu, kahikatea, and tarata, with undergrowth of supplejacks and fern. Access is too difficult to admit of milling. The soil is of fair quality; pumice land throughout; well watered. Altitude, 1,000 ft. to 2,400 ft. About fifty-two miles from Gisborne and forty-five miles from Wairoa.
SECOND SCHEDULE.
Second-class Light-bush Land.

The northern half of this section is mixed-forest land, and is very broken; the southern end, covered with fern and mixed scrub, consists chiefly of low easy spurs. The bush includes tawa, rimu, hinau, birch, and tarata, with undergrowth of fern and supplejacks; very little of the timber is workable, and access is difficult. Light pumice land; soil generally poor; well watered. Altitude, 1,000 ft. to 2,200 ft. About forty-eight miles from Gisborne and forty-two miles from Wairoa.
THIRD SCHEDULE.
Second-class Scrub Land.

This section is fair country, with patches of mixed scrub containing tawa, rimu, kahikatea, and konini, but not in sufficient quantities for working. Chiefly long narrow spurs. Light pumice land, with soil of medium quality in patches, but generally it is poor; well watered. Altitude, 400 ft. to 1,400 ft. About thirty-four miles from Wairoa and fifty-five miles from Gisborne.

Covered with fern and mixed scrub, but contains no useful timber. Pumice land, with soil ranging from fair to poor; well watered. Altitude, 400 ft. to 1,900 ft. About thirty-four miles from Wairoa and fifty-five miles from Gisborne.

At the north end of the section there is about 300 acres of light bush containing a little tawa, rimu, hinau, and manuka, which is difficult of access, and not in sufficient quantities for milling purposes, the remainder being covered with fern and mixed scrub. Broken pumice land, ranging in altitude from 1,000 ft. to 2,000 ft. Soil medium to poor; well watered. About forty-seven miles from Gisborne and forty-one miles from Wairoa.
