Conditions of sale are—
- The term of lease is twenty-one years, the option of
renewal for a further period of twenty-one years being with
the Governor, rent to be fixed by valuation, and improve-
ments being secured to lessee, as provided by “The Land
Act, 1885,” section 209. - No person can lease more than one run.
- Residence on the run is compulsory for six years, com-
mencing within twelve months from commencement of
lease, unless the lessee obtain the consent of the Land Board
to reside on land in his occupation within ten miles of the
run. - Permanent improvements must be effected equal to one
year's rental by the end of the first year, two years' rental by
the end of the second year, and four years' rental at the end
of the sixth year. - One half-year's rent to be paid on the fall of the
hammer.
The lessee has no right to purchase any part of the land,
but he can select 150 acres around the homestead, through
which no road can be taken or other public privilege exer-
cised without compensation.
One-fourth of the rent paid during the first fifteen years
is returned to the local body, to be spent in improving the
access to the land.
Lands open for Application as Village Homesteads, Canter-
bury Land District.

THE under-mentioned Crown lands will be open for ap-
plication as village homesteads, on Wednesday, the
26th August, 1891:—
SOUTHBIDGE SURVEY DISTRICT.
Lot 1, Block I., 8 acres; rent, 3s. 6d. per acre.
Lot 2, Block I., 7 acres 3 roods 19 perches; rent, 5s. per
acre.
CONDITIONS.
Term of lease, thirty years; renewable for further periods
of twenty-one years.
Rents are payable half-yearly, on the first days of January
and July in each year.
No rent need be paid for the first two years. The unpaid
rent will, however, be added to the capital value, and rent
then paid on such increased value, or the arrears of rent can
be paid off at any time.
A fee of 10s. will be charged for registration of lease.
A sum of £10 will be advanced by the Government for
building a house, which must be finished in six months after
selection, and residence on the land is thereafter compulsory.
On bush-lands felling must begin at once.
Each settler shall within two years cultivate one acre, and
within four years the half of the remainder, of his selection,
and make substantial improvements.
Substantial improvements shall mean—
(1.) Fencing the land with timber or other durable ma-
terials, not being a brush fence; or
(2.) Breaking up and laying down the same in English or
other cultivated grass; or
(3.) Breaking up and planting or sowing root or other
crops therein; and, in case of bush-lands, the felling
and clearing of timber and sowing of grass.
Any person who has an interest in any land of more than
an acre in extent in the colony is not eligible to select.
No person can hold more than one section.
Where more applications than one are made on the same
day for the same section, the right to occupy will be deter-
mined by lot amongst the applicants, but subject to married
men having preference as selectors.
No married women are eligible as selectors.
Settlers cannot subdivide or sublet their holdings without
consent.
Application-forms can be obtained at any Land Office, and
must be either lodged personally or sent through the post to
the Commissioner of Crown Lands, Canterbury.

or selection, in terms of sections 3 to 11 of “The Land
Act Amendment Act, 1887,” either for cash, on deferred
payments, or on perpetual lease, at the option of the selector,
on and after Wednesday, the 2nd September, 1891. In cases
where more than one application is received for the same
section, priority of choice will be decided by lot on the follow-
ing day, at 11 a.m., at the Crown Lands Office, Dunedin:—
