All that piece of land in 1 of 45 and 4 of 45,
Block IV., Dunedin and East Taieri Survey District,
in the Provincial District of Otago, and Colony of
New Zealand, and containing by admeasurement four
(4) acres and twenty-eight (28) poles and one-tenth
(1-10) of a pole, more or less, with all appurtenances
thereto belonging, being part of Sections 1 of 45
and 4 of 45 on the record map of the said district,
and bounded as follows: Commencing at a point on
the western boundary of said Section 1 of 45 distant
in a southerly direction along said boundary one
thousand five hundred and forty-eight (1548) links
and four-tenths (4-10) of a link from a district road
being the north-western angle of said Section 1 of 45,
thence in an easterly direction and bearing of 83°
18' 30" and running for a distance of one hundred
and sixty-eight (168) links, thence in a northerly
direction and bearing of 355° 15' and running for a
distance of one thousand five hundred and thirty-
four (1534) links and three-tenths (3-10) of a link
to a district road, thence in an easterly direction and
bearing of 89° 45′ and running for a distance of
