CROWN LANDS NOTICE

Lands in the South Auckland Land District for Selection on Optional Tenures

South Auckland District Lands and Survey Office,
Auckland, 30th August, 1949.

NOTICE is hereby given that the undermentioned lands are open for selection on optional tenures under the Land Act, 1948, and applications will be received at the South Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Tuesday, 20th September, 1949.

Applicants should appear personally for examination at the South Auckland District Lands and Survey Office, Auckland, on Thursday, 22nd September, 1949, at 1.30 o’clock p.m. but if any applicant is unable to attend he may be examined by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicants are required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent or deposit on deferred payments, broken-period rent, lease fee, and amount of weighting for improvements.

Sections are weighted with improvements (pasture) as follows and these amounts are payable in cash: Section 20, £75; Section 21, £100; Section 22, £140; Section 24, £50.

Location.—Sections 20, 21, and 22 are situated eight miles north-west of Waitoa Township by tar-sealed and metalled all-weather road to the south-west corner of Section 22, the road from there on being formed but not metalled. Section 24 is eleven miles from Waitoa Township, the road, with the exception of the last three-quarters of a mile, which is partly formed and not metalled, being an all-weather one.

Soil Type.—Loam, peaty loam, and shallow peat over pumice clay subsoil, watered by drains.

General Description.—The land is all level and consists of partly drained swamp interspersed with series of higher ridges, all ploughable when cleared and properly drained, but this work will take a number of years as the sections are only approximately 20 ft. above sea-level and are subject to flooding. Ragwort and blackberry are prevalent. Considerable pussy willow, ti-tree, scrub, and usual swamp growth, only a small portion of each section being in pasture.

NOTE 1.—These sections are not considered suitable as separate holdings but for use as grazing run-offs in conjunction with other lands in the locality.

NOTE 2.—Preference will be given to applications lodged by ex-servicemen of World War II or the wives or widows of such ex-servicemen.

Special Conditions

  1. Improvements.—The sections will require to be ring fenced within five years of selection, the values of fencing to be: Section 20, £290; Section 21, £282 10s.; Section 22, £305; Section 24, £280.

NOTE.—The fencing at present on the sections belongs either to the adjoining settlers or to persons who held this land on temporary tenancy. Selectors of the sections being offered will require to make their own arrangements with the parties above referred to in regard to the existing fencing.

  1. Successful applicants must give an undertaking not to call on Crown or local authorities to provide better access or drainage.

  2. Crown reserves right to create drainage easements.
