Excluding Land from the Te Kaha Development Scheme

PURSUANT to subsection (2) of section 4 of the Native Land Amendment Act, 1936, the Board of Native Affairs hereby revokes, so far as it affects the land described in the Schedule hereto, a certain notice dated the 13th day of January, 1932, and published in Gazette No. 6 of the 21st day of the same month at page 115, whereby the provisions of section 522 of the Native Land Act, 1931 (now Part I of the Native Land Amendment Act, 1936), were applied to, inter alia, the said land, and such land is hereby excluded from the Te Kaha Development Scheme.

SCHEDULE

ALL that area of land in the Waiariki Native Land Court District, containing 7 acres 0 roods 37 perches, more or less, called or known as Orete 3E 1, and situate in Block V, Whangaparaoa Survey District.

MAORI LAND NOTICE

NATIVE LAND FOR LEASE BY PUBLIC TENDER

NOTICE is hereby given that written tenders will be received at the office of the Aotea District Maori Land Board, Wanganui, up to 4 p.m. on Friday, the 3rd day of August, 1945, for a lease of the land described hereunder.

Description: Sections 3, 4, and 5, Block IX, Karioi Survey District. Area, 1,967 acres. Upset annual rental, £200 per annum. Improvements: Loaded with extensive improvements valued at £29,016.

The term of the lease will be twelve years and four months from the 25th day of July, 1945, at the rent tendered, with no right of renewal.

Forms of tender and full particulars may be obtained at the office of the Aotea District Maori Land Board, Wanganui, and at the Post-offices at Raetihi, Pipiriki, Ohakune Township, Ohakune Junction, Taumarunui, and Taihape.

The highest or any tender not necessarily accepted.

CROWN LANDS NOTICES

TOWN LANDS IN NORTH AUCKLAND LAND DISTRICT FOR SALE

North Auckland District Lands and Survey Office,
Auckland, 31st July, 1945.

NOTICE is hereby given that the undermentioned section is open for sale for cash or on deferred payments under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Monday, 17th September, 1945.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 19th September, 1945, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot the necessary deposit (see below).

SCHEDULE

NORTH AUCKLAND LAND DISTRICT.—TOWN LANDS

City of Auckland.—Town of Orakei

SECTION 85: Area, 1 rood 8·4 perches. Capital value, £700. Deposit on deferred payments, £50. Half-yearly instalment on deferred payments (term: 34½ years), £21 2s. 6d.

This is a good building-site fronting Coates Avenue, Orakei, in a first-class residential area. The land has a westerly aspect. All services are available, and the section is handy to buses.

Deposit required

(a) If purchased for cash, a deposit of one-fifth of the purchase-price and £1 title fee; the balance of the purchase-price is payable within thirty days.

(b) If purchased on deferred payments, a deposit of £50 and £1 1s. license fee.

Land in Auckland Land District for Selection on Optional Tenures

Auckland District Lands and Survey Office,
Auckland, 31st July, 1945.

NOTICE is hereby given that the undermentioned property is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the Auckland District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Monday, 27th August, 1945.

Applicants should appear personally for examination at the Auckland District Lands and Survey Office, Auckland, on Wednesday, 29th August, 1945, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant will be required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and amount of weighting for improvements.

SCHEDULE

AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND

Rotorua County.—Waihi South Survey District

SECTION 5, Block IX: Area, 434 acres. Capital value, £325. Deposit on deferred payments, £25. Half-yearly instalment on deferred payments (term: 20 years), £12 9s. 3d. Renewable lease: Half-yearly rent, £6 10s.

Weighted with £43 (payable in cash) for improvements, comprising fencing.

This section is situated on Bush Road, twenty-one miles south of Te Puke, Bay of Plenty, access being by tar-sealed, metal, and finally by pumice roads. The property comprises a series of flat-topped ridges and open dry gullies; approximately 300 ft. to 350 ft. above sea-level. Although portions have been grassed these have reverted so the place is virtually unimproved; ragwort prevalent. The only water is from Pongakawa Stream at the back of the section, but boring might be successful. It is considered suitable for sheep and cattle, and should be worked in conjunction with other land during development.
